new livery yard - what to ask?

im off to look at a livery yard tomorrow and as i have never been on a livery yard before i dont know what to ask? is the follownig ok & what have i missed?

hay, included or storage for my own?
bedding, any restrictions? muck disposal?
tack, private, shared or no tack storage?
parking space for trailer/cart?
herd sizes?
use of arena?included or pay per use can it be prebooked for lessons?
vets/farriers visits/ routeens are they booked individually or in groups?

dont forget to ask about provisions for paying for turnout, muckout or full livery if you find you need it one day (like i did last week with flu!!)

check if they have summer and winter turnout and if paddocks are rested at any time in the year.

school use - check how many people are allowed in at once and how long you can book it for (ours is two at any one time in half hour slots). See if there is a priority booking for lessons.

worming? is it on a yard programme or do you have to sort yourself out.

restrictions on turnout anytime over the year
storage outside stables, some yards won't allow it and others will.
also what about tools? on our yard we can take our own tools (fork/wheelbarrow.etc) butwe run the risk of it getting used by others and mixed up with the yard tools!
 
Why don't you go on to the BHS website and have a peek at their "Livery Yard Agreement". OK this is intended for YO's, BUT you might find it gives you a good idea of some questions to ask .....

The other thing you'd need to know is what is their policy in respect of an emergency, i.e. do they call the vet PDQ without initial reference to the owner? Or do they ring the owner first, then the vet if owner can't be contacted? You need to have this sorted and be happy with their reply.
