New Livery

Would be very grafeful for some advice regarding starting up a new livery. I am looking at land that will come with 9 acres of good grazing pasture and another 5 where I intend to build a house, several stables and a riding school - possibly leaving an acre or so of grazing as well.

Problem is I need to submit a good business case to the local council for planning. There are no livery yards in this town but there are two big yards within 20min drive in towns nearby (same council). Does anyone have any advice where to start with this and how to make this different from the other big places. How many horses could be kept on land this size, council rates, etc.

Do you mean you'll have just 1 acre grazing available if your plans went through?

i assumed you she meant 10 acres of grazing in total.. the nine plus the one left over from the house?
