Would you ever consider setting up your own livery yard?

Have you set up your own livery yard?

Why did you do it? Does it make money or just cover the costs? What facilities did you start with? What have you got now?

If you keep your horses at home do you have liveries?

Does the money you make come from the extras offered rather than the base livery cost?

I know there are a lot of questions there, I am lucky in that I have my horses at home but I would like a little bit more land and a school and some purpose built stables rather than the ones in the old narrow barn. To get this there is an obvious cost element and I was considering building an extra couple of stables to bring in a little bit of revenue to put more money in the pot for future plans/dreams.

I've thought about it, but land around where I am costs an utter fortune, so I'd need to win the EuroMillions before I could think of doing it!

I am building my own yard & did consider taking on a couple of liveries....but when I added up the cost of the business rates I would be liable for & insurance it wasn't worth the hassle.

Why did you do it?
That's a good question... no idea Probably because there is no way my OH would agree to build a school so big just for me, lol
Does it make money or just cover the costs?
It makes enough to cover costs, keep my own horses and pay half the mortgage
What facilities did you start with?
We bought an arable farm, that's what we started with
What have you got now?

American barn stables, 65x45 school, horsewalker, solarium and indoor washbay, hay barns, tackroom, washroom, clients lounge thingy, and obviously acres and acres of paddocks

I don't have DIYs, so most of the money is made from the base livery rate, I'm in the top half prices for the area, offer part, full and schooling livery.

Got own yard, had show liveries plus breakers & schoolers.
As I 'wound down' the competing I took in a couple of liveries as DIY's

It was not worth the money if thats what you are doing it for as cost in damage, wear & tear & mental strife; it was not condusive to harmony.

I did try again over the past 3 yrs & still got bitten hard by being left with broken fencing, messy yard and numerous little niggles.

Maybe I've just done things my own way too long - maybe I've also got impatient with people promising to pay for damages....... but not again will I have paying guests (not till my memories fade & the last one went at the end of last year)

'If' I ever did it again, they would be part or full, then I'd prob be a lot happier

Its like having lodgers - some are lovely & clean up behind themselves, replacing things they break & paying rent on time - others are not so good & let the nice ones down.

Have never set up my own yard and after seeing some of the liveries on the yards that I've been on there is no way I would ever set up my own yard, just having to deal with some of these liveries brings to mind the saying 'There are some people that are only allowed to live because it's illegal to shoot them'
