Northamptonshire- starting a retirement livery

We are taking on an equestrian property in a lovely village and have 6 to 8 stables and 14 acres of flat, excellent draining land . I had thought about livery but we don’t have an arena, just the land to exercise on, so then I thought about offering retirement livery as we only have two horses of our own.
Is there much supply in the Northamptonshire area? We are not too far from Brixworth . We have a lifetime of horse ownership/ care and are ex farmers.

I think there is a livery yard in Walgrave that offer retirement livery (24/7 turnout) as well as 'normal' livery. However, I would say if you could offer 24/7 plus some form of optional shelter, that would be attractive. I am often put off retirement livery as a future option because my mare would not like turnout 24/7 without access to some form of shelter.

We have a small retirement livery in Scotland.

All are out 24//7/365 with bedded shelters, plus there are plenty of trees that form wind breaks around the main field.

Track systems are popular. I'm still researching as with old / wonky ones I'm wary of making them walk too far if they're having an off day.

We used to have two price bands, but about to introduce a third to give more choice to owners.

There is a well regarded retirement yard in the area that is always full so I think you would have interest if price & standards are good. My perfect yard for my oldie when I retire her would be 24/7 365 turn out with natural shelter with safe lanes to go for a gentle ridden/in hand potter once or twice weekly.
