Out of interest - price of land in your area?

4 acres near me just gone up for £25k - no water, no electric, no fencing, no real access, hasn't been used for years, just old grass and weeds. It's ghasted my flabber! They must be hoping neighbouring farmers will want it. It'd be a nice horse paddock but not without any 'stuff' which would cost £££££££s to put in!
 
And a neighbour might pay considerably more to get land adjoining what he already owns. It's basically worth what someone is prepared to pay for it - if you have got your eye on some, go and ask a local Estate Agent or auctioneer who deals with land.
 
Round here (north yorks) obviously depending on quality of land etc ive seen 3 acres for 20k then ive seen just under 4 with stables for 50k
On the underhand for 50k ive seen 8 to 9 acres without stables
 
2 acres near me £68k. No near houses no electric no mains water. More to do with scarcity of small plots than real value. Hants.
 
There is 1 acre here( north east ) for 25k however I think the vendors must have their heads in the clouds considering most of the plot is taken up with a huge pylon.
There have been some 3.5 acre plots sold for around 40k.
 
we had out house valued as it's on the market and they said they used surveyer guidlines as that's what any mortgage company would use so no point going any more than that. For equestrian land they work it out as £17k for the first acre, £10k second acre and then £7k for each acre after that - all of the agents that valued the house came up with the same method to value the bare land.
They then add on more for facilities, stables, school etc. and obviously the actual house.
We're in Lincs.
 
The yard next door to me has 7 acres of good hilly land, 3 brick stables and access to the woods. It sold for £150,000 in Nottinghamshire
 
Connecting services can be very, very expensive and I don't mean a few thousand, I mean lots of thousands.

This is certainly true, we have oil heating and I had a quote to connect to mains gas (which is c. 20m away on the main road) the quote was £35k !!
We still have oil heating, a neighbour had a similar quote for electric (old railway cottage without it) although that was more like 50m away. - he still has solar pannels!!
 
I paid10k to have electric connected from about 40m away and 2.5k for mains water connected from literally over the road . I have quite a large yard though and not having mains services was not an option . I did research the costs before bidding for my land so it wasn't a surprise / shock.
