Can anyone out there offer me some advice??

I have a sand school at the moment, it was put in my the previous house owner but it is very old now and floods so badly I cant ride in winter.

The land is on clay soil with the school at the top of a 5 acre field, the field slopes gently with a stream at the bottom of it. School is flat.

The base of the school is hardcore with sand on the top. But i can only guess that there are no drains.

My plan is to get the JCBs in in the spring and scrap off the sand, saving as much as possible and then sticking drains in and then re-hardcoring and the putting the sand back with a top up of either more sand or rubber (depending on cost)

Can anyone share their experiences of putting in their schools so I get it right first time. I'm getting my local builder to do it as he is already going to be on site finishing my stable block so it makes sense to use the same guy.
