Padock- price to rent?

Hi everyone,

I'd really welcome your opinions and advice.
We have two fields totaling 5 acres of grazing with a field shelter, water and storage for tack, plus parking in the south west.

I am struggling to find information on what would be a sensible amount to charge for rent (per acre or per horse)?

Also can anyone advise on where I could find a template for a paddock/ field rental contract?

I would try to find one person to rent the whole lot and state a maximum number of horses subject to negotiation (will depend on size etc). Who is doing maintenance, hedges etc. Land in South Wales is around £200 per acre per year with the renter then doing all pasture care and maintenance. This is for good grazing land in good location.

Thank you for your response. The tenant would be responsible for poo picking and pasture care. We would be responsible for upkeep of field shelter, tack storage, hardstanding, vecular access and water supply.

In Wales is £200 per acre per year just for the land without any extras (shelter, water ect)?

That's a phenomenally cheap price for horse grazing, and sounds more like the cost of sheep grazing to me.
OP, the price will depend a bit on where you are in the south west. Where I am currently (near Manchester), I'd expect that sort of set up to cost around £200 pcm.

I’m basing that on the fact someone could keep 3 or 4 horses on there and the very cheapest livery would be £20-25 pw.

I think £100 per week is too much, due to the facilities or lack of (i.e. no stables and presumably no electricity). That said, I still think you will get plenty of demand for it provided you are in a horsey area and I wouldn't price it too cheaply. I said £200 pcm because that's what I paid for a similar set up near Nottingham a few years ago. In certain parts of the country, you could charge more, and in some less. It depends a bit on the demand. I would advertise it for a higher rather than a lower price as you can always drop the price if you don't get much interest.

I still think £100 is about right. Would depend on the quality of the land as well and if it would easily sustain 4 horses, although 3 horses on it would probably be better. Grass livery around here for one horse is about £25 pw, so even though you don't have stables I would have thought somewhere in that region would be about right. Don't price it too cheaply and potentially attract people who wont look after it properly

No electric would be a downside. I would think £25 per week per horse would be about right but with a limit on how many horses. I would say max 4 and that depends on how wet muddy the land gets. Also depends how big the shelter is. You would need 12x 24 for 3 horses really.

Yes, Monmouthshire/Gloucestershire border. Two year contract and tenant is responsible for everything such as fencing, water (on a meter) , hedges etc. This is just grazing (good quality) but nothing else on land such as hard standing etc. I’d say you can probably double that price if you are taking on responsibility for lots of things and it also has some facilities. That would make it about £40 per week but obviously if being let for horses then you’d probably be able to ask a bit more. Mine is on a standard agricultural type agreement. I guess it depends on demand in your area. I’ve been fortunate where I live and often get offered free grazing to help keep the grass down in the summertime as people like to see ponies in the field.

I'm in Devon but have seen grazing between £120 to £250 pcm in Cornwall for between 2 and 8 acres. I would say £100pw is too expensive for this area.
