I am hopefully moving to a new house with 12.5 acres x4 12 by 15 monarch boxes and an outdoor school and I want to rent out 2 of them as full or part livery very flexible on everything like full 5 days part at weekends amount of exercise, feed bedding etc but dont have a clue where to start on pricing as I have always been DIY help!!!:)
 
I work at a yard in South Glous. It sounds like there are more facilities than at yours (school, XC course, horse walker, gallops) but for a rough comparison we charge £100 a week for 5 days of full livery, so the owner is responsible for the horse at the weekend, or £125 per week for full livery 7 days a week.

I'm at a DIY yard with my horse with similar facilities and pay just over £100 a month.
 
First of all decide what you want to be included, bedding, forage, feed.

Then work out your costs. I know you'll own the building, etc., but there'll be rates (probably business rates as you're renting out two), insurance, and if you're on a water meter your bill will be higher than it would have been.

How much were you paying for DIY and what did you get for it?

Does the new school have lights? Will you charge for the use of school/lights, or will it be inlcuded in the rent?

Do you have showjumps to use in the school? Horse walker? Etc., etc. etc. :)

Have a look on the notice boards of your local saddlers, see what existing places are charging.
 
thanks for replying, I was thinking of including bedding and hay/haylage but not hard feed as the prices vary so much depending on the horse and what the owner wants to feed it etc, it is just the school I have which is floodlit, I am not on a water meter, my diy for the same facilities was £35pw inc straw not hay which was £4 a bale,
do you think I would need to be cheaper because its just me on my yard with those 2 boxes to rent or I suppose that could be a benefit to some ppl
Have an area for lorry or trailer and secure tackroom:)
 
I am in Glos with no school and on DIY and I pay £25 per week for a stable/all year grazing and tack room etc. Nothing else is included, i.e. elec., water, hay, straw etc. I would expect to pay at least £100 per week for 5 day livery to include exercising and turnout. Whereabouts are you moving to. I think full hunter livery costs around £150 per week.
 
Nope riding is an extra £30 a time. Included is all feed, haylage and 2 bales of shavings a week. I personally think it is really expensive but people seem happy to pay it! Where abouts are you in Glous?
