Pastures New...and a question on how to choose

After the most stressful week involving a livery bill increase, maternity leave and a sharer (details here http://www.horseandhound.co.uk/forums/showthread.php?t=525563) I have found a new yard for my old girl. I had two choices - a very well-kept yard with a dressage instructor but no turnout between September and June (my girl has been on 24/7 turnout for 5 years), which would mean Miss being in a small individual paddock all winter or a bit of a rundown place which offers year-round turnout on 50 acres with the choice of a box stall at night for the depths of winter. The rundown place was half the price and as money will be extremely tight I decided it would be the most sensible descison. The cons are the school (dirt floor, a bit messy with equipment) the lounge (just ICK) and the tack room (not a lot of storage). But the hacking is good, there is a crazy amount of pasture and the YO cut and bale their own hay and keep it well. All the horses seemed very chilled out and well cared for. I had a bit of a wobble about it this morning and had to reminded myself that horses are'nt really fussed if the paint on their stable is peeling or that there is mud in the yard. So I guess my question is : how much of your choice of livery is governed by how yard is kept and how much by how the horses are kept? How much does the appearance of your yard matter to you?

I like a smart yard, but so long as it is safe then the facilities that directly affect the horses are number one. So grazing and light airy stables win out over posh tea room and indoor school!
I would have made the same choice as you. No point in having nice bits for you if you stress about your horse being happy and contented.
