I am in the process of buying a house in Herefordshire and we will have to build a stable yard or a barn for the horses plus a workshop and garage as the house currently has no outbuildings whatsoever. The house is in a designated area of outstanding natural beauty so we anticipate that obtaining planning will be non-trivial and so we want to engage a good planning consultant who has an existing relationship with Herefordshire council planning department and understands the needs of equestrian buildings. Does anyone have any recommendations?

It would also be lovely to hear of any positive outcomes for similar applications to Herefordshire Council :) It might help my frayed nerves settle a bit!

We are also in Herefordshire - near Hereford - and since moving into our property 3 years ago have got permission for a large menage, and alos floodlights (separate application). It has taken time, and we have had to meet certain requirements, like protecting tree roots when putting the menage in - but we have got what we wanted in the end. It is probably worth you paying for a pre-planning application so you can outline to the planning department what you want to do, and they can advise on what will be acceptable. Costs about £100, perhaps a bit more - but means that they come out to you so you can talk to them about your plans, before you put in any full application.

Cant help you with planning consultant names I'm afraid as my partner did all the paperwork himself - but if you want to get local opinions, might be worth you posting on Herefordshire Horse riders FB page as there are a lot of people on there who might have names they can give you.

Good luck - Herefordshire is a wonderful place to keep horses - try Hereford Equestrian http://www.herefordequestrian.co.uk/ if you are looking for any local services.
