Planning Permission For Stables in Wales

Does anyone know if it is difficult to get planning permission for stable up on the Welsh borders near Welshpool/Oswestry area? Talked on the phone to a planning officer about planning permission for a property with land we are interested in but he was very unhelpful and almost rude. A bit worrying as we don't want to buy and then find we can't get a stable yard put up. Lots of small farms etc. around in the area but it could still be a risk. One of the stable suppliers said Wales can sometimes be more difficult. Any feedback would be most welcome.
 
Don't know about your particular area, sorry, but get back to the planning department. These people are public servants (ha!) and paid by you! Can't you see I've had rin ins with planners??

If you get no joy, go up the food chain and ask to speak to their manager.

In my experience members of the planning department tend to be jumped up megalomaniacs!!
 
I quite agree - they need to justify their huge pensions that we are all going to have to fork out more money. At our last home we just put up everything without pp but that was over twenty years ago and the world's changed now - it's all about Big Brother!
 
I am on the Welsh Borders and moved here almost 9 years ago. I spoke to a lovely man in planning who came out to see the 2 potential places we wanted to put a barn with internal stables. He talked it all through with me, gave me loads of good advice, and the PP was granted on first application.

A friend of mine had the same man when she wanted to tear down her old bungalow and build something nicer. She went in all guns blazing and had awful problems. She did get it done eventually but it cost her a fortune in reports, plans etc.

I did creep lots and tell him how helpful it was to have someone to ask questions of, and asked his opinion on everything - but would rather that than not get planning, would have been a disaster as we had already bought the house!!!

His name was Geraint, no idea if he still works there though.

Where are you looking? Any village in particular?
 
Thanks so much for that Sychnant. We are looking at somewhere near Four Crosses in Powys and as you say it could be a disaster to buy and then have no stables to tuck up our babies in bad weather! I think you are right you have to creep and hope you get to deal with a bloke not some sour woman who is impervious to your feminine charm.
 
Oh cool, not far from me, and nice and close to the lovely Radfords EC who have quite a few competitions and a lovely cross country course! Very exciting, let us know if it happens!
 
Hi Sychnant are you in Wales or Shropshire? I think we will probably continue to look in Shropshire near Oswestry as it appears planning approval in Powys is harder to achieve. I have spoken to Wendy at Radfords and she is indeed very nice and helpful. We just have to find the right property now!
 
I'm in Wales, Llanrhaeadr ym Mochnant, so Powys CC. They really were SO easy to deal with. I wonder if it was because we put up a barn rather than seperate stables IYSWIM?

ETS: Like I say though, this was 8 or 9 years ago, so it may have got harder since then. Good luck with finding a place and the planning and building!
 
Not in Wales but I found the planners near me were quite enthusiastic with the idea of a mini barn with internal stables (4+tack room) which looked a bit more agricultural than a line of loose boxes. So it might be worth suggesting that to your planners esp if the land is currently classed as agricultural (since a similar barn if agric wouldnt need PP, just prior notification). It also appeals to them as it means the paraphernalia of the stables (buckets, forks, barrows etc) can be store inside out of sight too, hence less clutter.

Thanks guys - that is such a great idea and makes sense. I knew someone in Wales who put up a huge "sheep" shed then kept his show hunters in it. I do like internal stables, especially if the weather is bad. Do you get cold winters where you are Sychnant? Is it a good area to live?
 
The year before last we were down to -18 and all the water froze!! We have a stream by us so were watering the horses from that for a couple of weeks :p

It's a lovely place to live though, the good bits FAR outweigh the bad :)

No we had no problem getting are's and I am not to far away from welshpool and are stable's are right next to are house, we jsut had to make sure are stable's where 5 meter's away from the house and stable's no biggers than the house ( height wise) and there was not muck heap made.

you might do - esp if you say (as we did) that we would paint it a dark colour (we did dark green) so there isnt lots of yellow wood glaring out til it fades. NB our house is Grade B (equivalent of Grade II*) listed and we still got PP, tho we did put it a fair way away and also back from the line of the house so you still see the house prominent.
 
I totally agree with T Foxed post. I have had terrible planning bother and they are supposed to be able to help. Go right up the food chain and keep a log of every call/ letter you make/send.
I bought stables from Saltire and they were absolutely terrible....take your cash and run. Customer service is dire. Look elsewhere.

Im surprised Brigadoon - we got Saltire cos lots of peeps round here have used them and all the ones I spoke to were very happy with them (service and build quality), for both the big stables buildings and field shelter types.

We had been ripped off over an agric barn shortly before so I was VERY wary, but had a lot of good feedback and also they only asked for 25% of the money until the stables are up, which gave me comfort. And cos not all the insulation for the walls (we are in Cairngorms) had arrived they put the panels in with screws instead of nails so we could put our insulation in afterwards.

Not trying to say at all that you didnt have a crap experience and were let down badly, but they do have a good reputation in this area at least, unlike a lot of other companies....
