Hi

Currently I'm at a livery yard and am hoping in a few years that we'd be able to buy our own land, my question is how easy is it to get planning permission for 3 or 4 stables and potentially an arena on pasture land? I have seen a fair few plots of land have planning for an equestrian set up but unfortunately very expensive..
 
depends on the nature of the land and your local planning authority. if size and location is suitable it is usually pretty easy and quick. apart from a house to live in if you want that too. i would suggest finding a plot then discussing planning possibilities with your planning department before purchasing.

Depends entirely on local council - I did the forms and drawings for mine (7 stable + tack room and hay store american barn and 25 by 40 menage) it was easy and they were happy for me to build what I liked. My friends 7 miles away in different council area had a nightmare, limited number of stables, only in wood, only small overhang etc etc, the requirements were endless.

As above find the land then talk to the council planning officer before purchase
 
Do it the other way round - talk to the councils &then look for land where you have a bettter chance of getting reasonable options.
Councils/planners do vary even within a couple of miles.

Please speak to your local planning office before you commit to buying something without PP on it. If grazing land had planning potential any half decent agent will have secured PP before marketing it, as you say it makes them a lot more valuable/expensive. :)

This completely. Some Councils think there are more than enough horses around all ready and are very reluctant to grant more pp. Other areas neither the Councils, nor the local population are that bothered. Keep up to date though, as planning polices change.
