Please help me decide-yards!

I'm not sure whether I should move yards or not. I've been at my current yard for nearly 4 years, but last year it changed owners and I'm not really happy there :/
yard pros:
im quite good friends with the YO's daughter
they sometimes take me places (shows, pc)
horse is (i think) happy there
its a 5 min drive to get there
its not too expensive
my friend lives near by so i occasionally go hacking with her

yard cons:
my things keep going missing- im the only livery so its deff the YO/ YO daughters
theres too many horses and we have no grass at all
their bloody horse keeps escaping into my horses feild and stealing his food/hay
im quite sure (but not positive) that they used to take hay that i had given him out of his field
on quite a few occations the amount of straw in my stable has gone down alot!
it can be very awkward up there at times and quite an unpleseant atmosphere.

so what should i do?

If you aren't happy there, then move. Otherwise you may begin to resent going up. Horse ownership and riding is meant to be enjoyable. Is it possible that you could move to where your friend is?

If I were you, I would want to try and move before the winter sets in, it could only be more miserable then!

Good luck whatever you decide. Just saying what I would do in the same situation.
