Please restore my faith-livery Leeds area

My darling horse is coming back from his loan home after 18 months and the search for his new home is on.
Well, what a nightmare! I have seen 2 yards that resemble slums, places with glass on the floor and more barbered wire than I have ever seen. I have been to a lovely place that closes at half 6, I dont even finish work until then. The only place I have seen that fits the spec is miles away and is disgustingly over priced. Has livery changed so much in the last 18 months?
I just want turnout that isnt 6 horses in postage stamp fighting over half a bale of hay, a school with some kind of lighting, good quality hay and a safe environment. Am I being unreasonable?

Please tell me about your yards and restor my faith in livery yards!
Im in leeds if anyone knows of any hidden gems
 
Where have you looked so far and what area of Leeds?

There are several near me but I am not on a livery yard so don't have any personal experience of them.

These are all more N Leeds / Wetherby (as that's near where I live). Not sure of many closer to Leeds itself or the other side of Leeds I'm afraid.
 
I have my two horses on a great yard in Horsforth. Small, friendly and flexible with good all year turnout. Option of 5 or 7 days livery. 20x40 outdoor, floodlit school.
