Im doing a bit of market research, as Im looking at buying a yard.

I would really appreciate it if people would take the time to complete my poll,regarding costs and services, you are the right guys to ask of course!

In brief the yards facilities are:

Barn stables about 12 x12 foot
24ft x 12ft foaling box available
Outdoor school
SJ paddock
A few XC jumps
Very good hacking
Private and secure
Owners iving on site, 24hr supervision
BHSAI available is required, at discounted rate, vast experience in dressage&eventing.
Tack storage
Feed Room
Starvation paddock
13 acres of GOOD grazing, cut own haylege.


<u>Full Livery</u>
This would include: Turnout and bringng in, Feeding, Mucking out, All hay and shavings, individual or small group turnout if required.
Would also include rug changing and picking feet out twice a day.
Extra arrangements are available on request, ie if you want horse out on just morning or afternoon, or not at all.


Also there are currently 9 stables, we would be looking at adding a further 6 in the coming year, these would be slightly bigger.

Im in Scotland. I work to cover my horses livery and all my lessons. But we do full livery and grass livery, no DIY, so I worked out my answers around what we do in the price for each.
Only thing I was unsure off was the exercising, Im afraid I have to have full say as to who can and cant get on my horse. I certainly wouldnt want just any one, even if they are a member of staff. If I dont like the way they ride then I will not have them on my horse.
 
Where i work Lanchester we charge £75 a week for full livery which includes feeding, haying, turning out, bringing in, mucking out, changing rugs, full groom, seeing to vet/blacksmith etc. NO hard feed or exercise included
Our facilities are
20x40 indoor school with polyjumps
large outdoor grass arena
a few xc jumps
100's of acres hacking
12x12 stables with their own tack room
automatic drinkers
paddocks with 2-6 horses in very well maintained
cabin and portaloo
owner on site 24/7 (although non horsey)
staff available to carry out extras morning and afternoon
 
Have done the poll.
Excercise would be great but as I only need it a few times a week it would be hard to get a slot unlss there were a few people doing the excercise I imagine! And only lunging for me personally unless I felt the rider was a good rider.

As to feed personally I like to be in control of feed, BUT if my horse happened to eat one of the feeds you stocked, I would choose that!

Price wise I said about £70, because personally thats what I think and when i was looking at yards thats what I got quoted!

Any other questions ask I am a well of useless information.
 
When I had my horse on full livery it included all you have listed above, also an indoor school and my horse ridden 4 days per week and lunged the other 3, included my feed although I paid for any additives. This cost me £140pw in the Buckinghamshire area. Although Didn't have individual turnout she was in a field with 6 other horses all day then brought in at night.

For everything you have listed above I would class it as part livery as at one of the other yards I was on, they provided everything listed, also an indoor school, this cost me £55pw.
 
The part livery at the yard includes feed and hay bedding, mucked out mon to fri and morning turn out only its £250.00 a month. If you want any special feed and suplements you have to buy but they will feed any standard feed for you. I pay £10 per session for my horse to be lunged I dont like people riding him unless I think they are a very good rider (I am not) but I dont want to undo more than my bad riding!
 
I'm in the South East and would expect to pay around £80-£100 pw for what you are offering, which I would consider part livery.

If I was paying for full livery, I would expect exercising to be included, so I certainly wouldn't pay extra on top.
 
My part livery is £90 - slightly more if you require a larger stable! this is for a 16.1hh horse on 7 day with ad lib hay and shavings

this doesnt include feed though as ive found that a lot of the people i have feed there horses whta they want and you cant possibly buy every single different type of feed on the market !! I do provide alfa a though !!

My full livery is £150 including 4/5 days working this could be hacking, lunging schooling by good riders out competing at affiliated level

Im in the south east just on the outskirts of london my facilities are:

Brand new barn with indoor stables 12x12 or 14 x 12 all with rubber matting
30 x 60 arena with lights (sand and rubber)
3 acres of grazing all with post and rail
secure tack rooms
owners live on site
Gated entance with alarms and CCTV
horses go out in small groups of 3-5 horses
turn out 365 days a year with no mud
hack around the 40 acres
showjumping paddock (summer)
horses checked morning and night
held for farrier and vet
horsebox on site in case of emergencies qand for transport to shows

soon to have: solariums, hot and cold water wash down box and cross country course

I think thats it and one day im definately going to have an indoor school !!

Some people class full livery as EVERYTHING except exercise, some class full livery as everything including exercise.

Ive worked at yards that do both, both classed as full livery.

where abouts are you thinking of opening this yard as that makes a huge difference in price x
 
For full livery - i think it should included all food, shaving and exercising - the only thing i would suggest i pay on top is worming, extra supplement (conflex etc..), horse insurance vets bills and farriering
£110, this is a minmuin price in our area and rise steeping depending on how posh folk think there yard is!!!!!!!!!!
 
I ride at v. posh, well-equipped yard in very well-off part of Buckinghamshire.

Full livery (£165/week) = This includes absolutely everything, turn-out, bring-in, mucking out, rugging, doing feet daily, etc. All hay, straw and hard feed is included. It also includes exercise 4x per week, daily grooming and tack cleaning once per week. All you have to do is phone up an hour in advance and say you're coming to ride and they get your horse ready for you !

7 day part livery (£110/week) = all of the above, except for the exercising, grooming and tack cleaning.

5 day part - (£90/week) = as 7 day part Mon-Fri, DIY on weekends.
 
I'm in South Warwickshire and will have the following yard-

Livery yard in great location, in the countryside but also near main roads (M40 10 mins away)

Facilities included are-

Brand new american barn stabling
60 x 40 metre floodlit arena, with mirrors
Full set of PolyJumps
Indoor horse walker

Wash room with hot water
Client's lounge
Toilet
Shower
Tack room with individual lockers
Feed room
Rug room
1 mile XC course with lots of jumps
5 mile farm ride
Good turnout (24/7 in summer) with permanent electric fencing
Individual turnout available
Services available (such as turning out, feeding, etc)

Unlimited hay and straw will be included in the price, flax or NedzBedz will be available (limited amount).

I'll be charging £45 - £50 per week for this.

I would think you would want to be charging £90 - £100 per week. Good Luck

All sounds good, but can I just add, that what would put me off the yard is the lack of grazing. 13 acres for 9 poss 15 horses is not enough inho and experience even if it is good, and it's going to mean restrictions which I personally wouldn't like. Grazing is always my no 1 priority when looking for a yard. And IMO there are too many yards around that don't have enough.
 
South West based...

My yard has similar facilities although the grazing is poor there is more of it. We also have an indoor school but no XC jumps and several qualified/experienced teaching staff on site.

full livery is £75 p/w I think. Exercise is charged on top.
 
My horse is on full livery in the South west while he is lame, and it is costing me about 75 quid a week, but the facilities you are offering are better than at the place he is at now, but feed is not included, so I said I would be willing to pay 80. I think you could charge an extra for exercise as and when required by the owner and add it to the weekly bill.
 
St Bernard I think your thought of £70 - £80 is absolutely spot on - I was paying £75 for all that you mentioned, including ad lib hay/haylage and feed (pasture mix/alfa a/chaff/nuts/comp mix/bran/oats all available).
 
Thanks Weezy, if we got rubber matting in all the stables and included feed, I was going to say £80.

If no feed or matting, £70.

The yard is very secure too, no one can get to the horses without driving past the house, and its a very nice quiet area.
 
I too think that 15 horses on 13 acres of grass is eversoslightly dodgy.
That isnt even an acre per horse.
It may be good grazing now but by the time 15 horses have stomped around on your fields for a winter, even if only in the day time, you wont have much left for the spring.
Why not see how you go with the 9 stables for a year and then add more if you think the ground will cope

there are 12 horses on the yard at the mo TT that live out 24/7, 8 of them live out 24/7in winter too, we always have enough grass.


and the full liveries wouldnt be living out.

we would only be starting off with 6-7 liveries for at least the first year though, and take it from there!

I've pretended I want full livery to try to be helpful.
I have pretty simple requirements of yard owners in my view, but I realise that many YO's wouldn't agree.
I want a guarantee that my horses will be able to go out for at least 6 hours a day, 365 days a year. Preferably for a lot longer when the days are longer.
I need my YO to be flexible, so able to offer a straightforward livery service for most of the time, but add extra when needed without making a song and dance about it. Like for example if I want to go on holiday...
Oh yes, and I need a YO to respect that I am the owner of my horse, so as long as I'm not cruel or neglectful, I make decisions re amounts of feed, exercise, rugging etc.

Bit late replying to this as I've been away, I clicked on £80 but I would be happy to pay £85 (in fact I will be soon), the yard I'm going to includes feeds and there is a reasonable selection, you can of course get in whatever you want but you pay then. It's good if people can pay for exercising/lunging etc. perhaps if they're ill or away.

I think you'd be a great YO!
