Price for use of land and stables rented from farmers

Hello,
I’ve found a wonderful little place with two stables, a small hard standing area,
Storage and a decent few acres of field to rent from a local farmer.

Having always been on livery yards neither them nor me know what to price it at.

At a currently livery yard for DIY I pay £50 pw and hay is included.

Any help would be appreciated?

I've voted £50 which is £25 per week per horse still seams to cheep to me especially if any maintenance or manure removal is included, if you mean per horse I would say £35-40? assuming

I rented a similar set up and paid £50?pm per horse (I had 3).

This was roughly 2003-2009

Eta I'm in Scotland, this was in Stirling. There were 6 stables in the barn, 10 acres of sole use, hard standing at the barn, electricity and hay barn to store hay (funnily enough).

It was a farm but back in the day they had liveries. The farmer had died and his wife's cousin formed the place. At one point there were 3 of us but as they left I ended up with sole use. No school but could hack through the fields and use stubble. The place was aged and not flash but it was safe and did the job.

I pay £750 pa for grazing and the stables are my own.
That’s apparently worked out on the value of what the land would make per year otherwise (or I may have made that up!)

With small parcels of land like this I don't think it's possible to come up with a blanket value - it depends on how much demand there is in that area and how much the owner is asking.

How many horses do you have? I would try to think about:

1. What you're currently spending on DIY livery (in total)
2. What you would need to spend on hay, muck removal, any other services that the farmer can't or won't provide at the new place
3. Who's going to do the maintenance of buildings and fences - you or farmer? What's that likely to cost you?

Then deduct 2 and 3 from 1, and you've got the maximum you could afford to pay for the land. Then that's something to work from, at least.

P.S. Personally I would bid low, but make vague noises about being open to some negotiation.

2 horses, stables are old brick and wood built & need a little bit of tidying up.
Approx 2.5 acres.

Cattle / sheep fencing so would need to run electric fence to ensure it’s safe for the horses (we all know they’d cut themselves to pieces for fun otherwise!)

Muck heap on site from other animals - gets used to spread over own fields.

No hay this year only haylage. able to buy direct (when available) but also allowed to buy in from elsewhere (farmer has endless contacts!).

Hoping £30 pw per horse would cover it - £3120 pa.

I pay £200pcm for 4acres, 2 stables and mains water. I can have as many horses as I want on it, within reason of course. I am in a cheaper area of the country though. I was offered 7 acres with no stables for £200 earlier this year too.

I think it’s entirely dependent on location, hacking, and other amenities.

We’ve paid £200 per month for a little yard in North Oxfordshire with two stables and a field. It had electricity but we needed our own rainwater tanks, and had to do our own maintenance and fencing etc. Nowhere to ride and no facilities nearby. Only hacking around the little village but no join-up to bridleways without a long hack across busy roads. It worked fine for my retired and baby horses though.

A similar one in a village ten minutes away was £750.00 per month but had nice fencing, electricity, water, automatic troughs in the field. The heavy maintenance would have been done by the farmer (fencing/ flailing/ muck heap removal etc). There was excellent hacking and a school for rent nearby, with competition venues close by and stunning hacking on a private estate around the corner.

We ended up moving ours home anyway but I would have happily paid for the second yard.

Up until I moved here 6 years ago, I rented 3 acres with field shelter, emergency stable and automatic water trough, right on a bridleway.

Water and field maintenance was included and I paid £400 pcm.

Do you have to maintain building ,fencing, manage the land etc. That will really effect the price if you do.
