Private Yard for Rent - How much could I Charge?

Hi Everyone,

I have a small private yard coming up for rent in Somerset and would like some advice on what to charge please.
Rustic as previously agricultural buildings but are well maintained and in a lovely quiet secluded position.
This would be on a DIY basis with the possibility of assistance at an extra cost.

It consists of 5 acres
2 x 21'x16' converted field shelter style stables which have hardcore/basalt floors.
They have a pent style roof which is quite low at the front so would suggest horses no larger than 15.2h
Shared use of an Open Barn for Storage (allocated half = 21'x21')
Open lean-to storage area 21'x9' (possibility of additional lean-to storage area being available of same size)
Post & Rail Concrete Yard Area to front of Barn & Storage Area.
Small Turnout hardcore/basalt turnout area to front and sides of both stables.
Manure Clamp
Mains Water
Connection to Electric available (via portable generator - this is not provided)
Excellent hacking - direct access to bridleways and country lanes.

No secure area for storing tack unfortunately.
Looking for a quiet mature adult with maximum of 2 horses.

The 2 horses thing might be a bit of a pain if there are no other horses on site for company. Is there an arena within hacking distance to hire? Might just limit your market
I have rented similar in Somerset for £50 per week, you could probably get a little more if it suited someone

Is it private use? Without an arena to ride it's happy hackers really. I'd probably think the equivalent of £50-60 per week for 2 horses. you should put down what you are expecting from a bills and maintenance pov ( who maintains,tops grass, pays for electric and water etc) and standards you wish to be upheld. If you are responsible that could easily get eaten up with utility bills going up.

I’ve got 5 acres and two ponies and it’s way too much grass! It’s a shame you can’t squeeze in an extra stable! I’ve got two stables with an open shelter which I can use as 3rd stable. I would say £500- £600 per month if you had 3/4 stables. Then £300-£350 for 2 stables.

Given your stables/field shelters are huge could you not allow them to put more than 1 horse in each? a 12x12 stable is 144ft2 but each stable you have is 336ft2! That way you could allow up to 4 ponies on 5 acres and charge more. I'd love to be able to barn my horses rather than stable individually.

Gonna be putting a proper ad together soon: nearly 4 acres grazing, all year availability (sole use - livery can put in Track or Strip - up to them); would suit 2 horses max or 1 horse & 2 ponies (we have had 4 horses but it was too many tbh in the winter months); secure area (corner of barn) available in separate area shared with YO for feed/tack etc; just the field, no stabling available. Wash-down area available by request. No arena. Mains water, no electric. Arena's for hire locally and a good centre for competing with Bicton 9 miles away. Hacking mostly roadwork but all circular routes (one bridlepath). Can box up to local common for a blast. We asked (and got) £100 pcm. Had a lot of interest for it.

Thank you for your reply - can I just clarify was that £100 pcm for the whole lot above or per horse?

Thank you for your reply - The reason I initially restricted it to two horses is that there is only two stables although large but I guess if someone has a couple of smaller ponies that get on well they could live in the same stable. As it is a converted barn with a low pent style roof - I felt that 15.2hh would fit comfortably in them. But thank you I will consider that as an option.

Could you really not have another horse which lives out 24/7, possibly a retired horse/pony?
I guess I restricted it to two horses based on the number of stables I have available and that if the field gets really wet over winter it didn't get badly poached. But an option I could consider - so thank you.

There are several arenas in the area that individuals could box to or possibly hack to if they wished access to an arena.

Yes it is private/sole use - I would cover the cost of hedge-cutting and maintenance of perimeter fencing. Water I was going to include in the fee's with the option to review if increases received by water company. Electric no charge as this would be down to renter providing their own generator. As far as maintaining the grass I thought I would leave that to the renter as they might not want me to cut the grass when I think it might need it including them removing any noxious weeds. But this could be up for discussion.

Plenty of people compete or hunt without their own arena
5 acres sounds like quite a lot of grazing for 2 small horses, especially as a lot of them are partly pony so good doers
The yard is set in 5 acres and is hedged as such so it would be difficult to split this, it really lends to be rented out as a whole. With a view that it could be sub-divided by electric fencing allowing the renter to rotate the grazing and enable it to be rested so that it doesn't get overgrazed.

Thank you - I did have £350 pcm as a possible figure - but wanted to gauge from you all on here whether this was to dear or to cheap.

The is a sole use yard advertised currently in dorset on a working farm with owners on site. 3 stables and 2 paddocks for all year grazing, beautiful hacking (I know the area). Mains electric and water. Hay and straw available at extra cost from the farm. £240 a month. They only want 2 horses on there so I suppose the 3rd stable would be your storage.

I would ask for more than you think, because having a muck heap carted, and the hedges failed is going to cost more next time around. Start higher and negotiate.
I have pulled more ragwort when I have taken over fields that I would put in the contract either they are liable for spraying, or add the cost for spraying and reseeding in a deposit, same with muck heap removal.
The last time I rented out my sheds, I took a muck deposit on top of the rent. The chap was forever coming to clear the muck, never did, so the deposit paid for it to be taken away.
I would also put your own meter of the water, you can buy second hand one, and charge based on that.

You could consider if you have the financial resources converting the huge stable space to make an extra box’s hence adding another space for livery! X

I rent something similar but with less grazing and mains electric. I pay 50per week or 200-250 a month. I've got only two horses and get by without a school not an issue for me.

If you consider local DIY livery prices, they have a school but you have sole use so might be comparable to those? If you are asking more than DIY on a yard, you might not find anyone, given that you’re looking for a tenant who has horses who can be left on their own while they ride (not as easy as you might think).

Two horses only is a bit of a pain in the neck- I understand why you're saying it from your PoV, but it means either someone with a companion that can be truly left, or e.g. a couple who only ever want to hack out together etc. If you'd be willing to allow a third companion (e.g. a small pony) it would make things a lot easier.

Make sure whatever you're asking will 100% cover your costs, even if bills go up a bit, and allow a little extra for any damage you have to make good!
