Property Location- Commutable to London?

Hi guys!

I'm in a real dilema atm, I have 2 ponies and aims to event but my dad works in London and currently is commuting 2 hrs 30 to work. He wants to move ideally within 50mins to Liverpool street London but would do other links into the centre of London (Paddington) can anyone reccomend any places within 50 mins commute to London with good equestrian links so I can continue riding my 2 ponies and event? *But the area can't be mega bucks for a house since we don't have a massive millionaire budget unfortunately:p


Thank you :) Ideally me and mum would love him to work from home so we didn't have to worry about location and would always see them but beggers can't be chooser so hey ho.

Difficult to know without knowing budget and size of house but have you looked around Oxted, Hurst Green and Lingfield? Train goes into London Bridge so a short walk or tube to Liverpool Street. Very horsey area and good for eventing links

Cambridge is an hour and Royston is a little closer. It's plenty horsey up here and less than Surrey and Kent probably although still not cheap!

Cool thanks guys! Ideally we'd be looking at a 3 bed houe no more then 450k? We understand we wouldnt get land for it but that would have to be 5-10 minutes away from whatever livery we'd have the ponies at...

Woking, Surrey is a good link to London and there are some good competition centres near here, Merrist Wood, Tweseldown, Mattingley, LMEQ and good motorway networks to many others.
Livery yards around here tend to have good facilities and a lot have active competitive liveries.

Bedford. Thameslink all the way into the City. 4 bed houses about 350k. Plenty of livery yards. There is Bury Farm, Addington, Milton Keynes eventing centre, Carlton Cross Country, Keysoe close by.

I live near Ashford in Kent and it's 37min to St Pancras on the high speed. That's more expensive than the normal but you could live within 15-20min drive of the station and be countryish enough for horses :)

I live south of Reading - lovely countryside and very horsey (not far from Wellington). Reading to Paddington is 28 minutes, There are local trains that link to Reading e.g. Mortimer or Bramley. House prices would be ok too.

I'm in South Bedfordshire ( near Leighton Buzzard) mainline to Euston is 33 minutes. Tottenhoe and Stanbridge have excellent riding, miles of green lanes. Very close to Bury Farm equestrian centre.
Generally prices aren't too bad considering we are within the commuter belt compared with Bucks and Herts.

Cambridgeshire you could get a house with some land for that. Cambridge and Huntingdon do trains to London in about 50 mins. Lots of show centres round here as well.

As a mad alternative Grantham (in Lincs) is only an hour and 10 into Kings Cross - if he worked close to there and you lived close the comute would only be an hour and a half and it's a realtively easy commute, the train is nice, you get a seat every time (the Reading train line I've had to stand in first class it's that busy - and you feel like a sheep most of the time!) free wifi or he can sleep

For that budget in Lincs you'd get land, stables, school and a nice 4 bed detached house!

Cambs/Beds? Sandy is less than 50 mins to Kings X, & there are houses with land for that amount around here. Mine will be on the market in 4 years' time (we have a 5 year plan to move somewhere bigger) which is 3 bed with land & stables & would be around that price bracket, so it's do-able.

Where exactly does your dad need to get to in the city?

I know Kent isn't particularly cheap but with HS1 you have the option of living a little further from the station. Chilham Park holds regular events and the village is a 15 minute drive from Ashford international station which is less than 40 minutes from St. Pancras.

I live in Colchester and that's pretty much 50min train journey to Liverpool St. Some nice villagey areas around Colchester that would have land for horses

If your Dad wants to be coming into Liverpool Street what about Essex? It is a really horsey area and quite a few competition venues, I commute in from Shenfield every day (25mins on the train) and keep my horse near Chelmsford. Large competition venues nearby are Norton Heath and Brook Farm (which has the Olympic surface on its new outdoor arenas!!), there are also quite a few good XC courses including Stratford Hills and Berwick Farm (Stanford Rivers). Of course you also have the advantage of having the huge Ingatestone Saddlery on your doorstep!

It's not Liverpool St but Kings Cross - but for cheaper house prices, a 45 minute commute and plenty of horsey activity, Peterborough and its surrounds are worth looking at. That's why we moved here - we both worked in London and I could get home in time for the children's school pick up at 6:00 pm.

Col Chester and Ipswich are only an hour from Liverpool Street, BUT season tickets are expensive, trains are often delayed etc, but riding can be great in the right area!!!

I believe there is a tube line from there to Liverpool St(I'm not familiar with london) ? he needs to get into liverpool st but will go into others then hop on the tube or something

Uggh don't even bring up Lincs, I would adore to live there since good lines horsey and we'd get a place with land but oh no it HAS to be under 50mins-1hr :((

In fairness I have a lot of sympathy with your dad, I commute minimum of hour and a quarter each way and often almost 2 hours each way and it really is exhausting and such a waste of time every day. That is driving which made me wonder whether sleeping on the train might be a possiblity - it's not for everyone tho!

i would say buckinghamshire areas like chorelywood, as horsey and near places like Pattchetts and BAC for competing, but the houses there are pretty pricey. i live in newbury, berkshire, which is that bit further out but still i think only an hour on the train to london, and it is a bit cheaper. however, train costs are getting crazy, apparently a season ticket from here to london is at least £4,000 a year! but definitely more affordable that surrey and bucks areas

I live in SE Leics, we are about an hour from St Pancras. Property prices are good, it's very horsey and a lovely place to live. The only downside is that season tickets are very pricey.
