Property with land wanted to rent

I am looking for what appears to be the impossible! Need to move to somewhere within 20-30 mins drive of Bolton, and would ideally like to find a house with some land, or possibly somewhere on a farm where there are fields that I could keep my two ponies.

What we ideally need is:
- House with min 2 bedrooms (ideally 3+ but happy to have only 2 if we can get some land with it!)
- Landlord that accepts pets (we have two dogs, one cat)
- I have one 15hh horse and a small pony to keep her company. Both are barefoot so minimal damage to the ground!
- I would really love to be somewhere with access to good hacking if at all possible, but now I think I am really pushing it!

We are used to living in an old farm house, so not at all bothered about mod-cons, doesn't have to be anything at all fancy, and used to being in the middle of nowhere!

If anyone knows of anything that might be remotely suitable I would be so grateful if you could let me know. We are not fussy on location, though the areas that we have had a look around are the Holcombe/Bury/Ramsbottom area, the Lymm area, and the Chorley area, but would consider other places in the North West.

I ended up living in a house that was the pits with land that was a bog and virtualy no grass and stables that leaked like a tap to achieve this. I waited over 2 years for something to come up that was within budget. The 'going rate' seems to be £1500 pcm for somewhere with land, £2000 for somewhere with land and stables and £2500 for somewhere with a school too.

Have you tried Jacksons Equestrian? They are a good starting point. If you use prime location rather than right move you can filter using the word 'acres' to find all property with land more easily. But don't forget Preloved - that is where I found my place.

FWIW my old place is empty... It needs LOTS of work doing to it as the landlord refuses to do anything (new fencing round both fields, drainage putting in (he filled the ditches ?!?!?!?), the stable roof redoing and then there is the house... The postcode is SK67ET if you want to google it to see if it is local enough. The landlord was asking £570 pcm for the 2 bed farmhouse and £300 for the 3 stables, but I managed to get him down to £200 as there is no storage area so you can only really use two of the stables.

Keep calling the agents, make friends with them and get them on side.
We picked up the keys this morning for a completely refurbished 2 bed bungalow, every surface has been replasterd, New skirting boards, kitchen, bathroom etc. Brand new huge double garage just built for £625 a month. Fine for dogs, chickens or goats, anything else we just have to ask.
But...I called to enquire about the field next to it which is accessed by a gate from our garden and I we have ended up with an 8acre summer field for the horses and a further 102 acres winter grazing and use of it for walking, riding around all year. No extra charge. I have to put up my own shelter and manage it myself but we well and truly got lucky.

Don't lose hope. We were about to and this happened. Just keep calling aroundand keep asking. Xx

Wow that is an amazing deal!!! How fantastic for you :) I thought mine was good but wow, simply wow! You could put a farm ride round 100 acres!

OP - the hacking near that property is fantastic. 100m to the pub, then all offroad hacking.

Wow, thank you so much for that. Sounds like a bit of a nightmare place, but honestly would consider anything right now, and yes that area is fine for where we need to be. I don't suppose you happen to have any contact details for the landlord do you, or an idea of where I can get a bit of a look at the place?

We don't especially need stables (though they are handy to have just in case), as they both live out all year round. We saw a place recently and I hoped I might be able to persuade them into allowing us to have the surrounding field(s), but everywhere we go it seems that farmers are already using all the land and no one wants any horses on there!

Thanks for the positive responses though! Will keep looking, but getting to the point where we REALLY need to move now. Hoping that one day I will stumble across a fantastic deal like you have with the 8 free acres!! You lucky thing!!! :)
