Questions to ask when looking at a new yard...

As above really - going to look at a new yard at the weekend and was trying to write a list of things to ask - your thoughts greatly appreciated as i've probably forgotten loads of sensible things to ask!
 
What stables are available?
Where would my horse be turned out?
How are turnout managed - mixed or same-sex herds?
Introduction/quarentine policy with new horses?
Hay/straw/bedding - buy in, supplied cost?
Notice period?
Yard rules?
Tack storage/trailer or box parking - prices?
 
Availability of grazing - can you put hay out?
What bedding available for boxes, can you supply your own?
What cost for extras?
Is there a school? If so can you book it for lessons?
Box parking?
Hacking?
Comps on site?
Can you pick your own farrier/dentist/vet etc?
Any curfew hours?
Do they have a set of rules or a contract?
Can you get help with your horse if you go away/can't get to the yard etc?

That's off the top of my head, shall have more of a think!
 
Tunrout - which fields, mixed, or your own t/o? Year round turnout?
Which stables, tack room etc so you can look round.
Do you have to buy your feed/bedding on site?
Can you have an outside instructor come in?
What extras do you pay for?
 
They should give you a showaround so I wouldn't worry. BUT this time of the year I would really grill them on turnout. Time of turnout...length of turnout etc. Trust me there is nothing worse than being at a yard where they say all day turnout and yet its really 12.30 - 2.00!

That's why I'm so pleased I keep mine at home.
 
If they have insurance, worming policy, any past break ins.

How do they manage in winter with things like frozen taps, icey yard, hay putting out in fields etc

If you can turn out for other people and vice verca or do you have to pay them to do it if you can't get up (if your DIY etc)

Ask about the hacking in the area and their field management.

Where they get their hay from.

Does someone check on the horses on an evening or first thing in a morning(be it if in the field or stable)

Toilet and Tea facilities.

Any hot running water.
