Renting 4 acres - I reckon this is a bit expensive!

I'm about to wean my foal, so answered an ad in my local papers offering three fields for rent (totalling 10 acres). I rang the number and was told that one field was four acres with a field shelter - perfect for my foal and companion pony to live for a couple of months. The land owner was unsure of what to charge and said he'd speak to a farmer friend and get back to me.

He rang a few days later to say he'd spoken to his friend and would now be asking (wait for it............) between £150 and £200 per week for the four acre field. "A week?", I managed to stammer (feeling sure he must have meant per month), "Yes, my friend reckons grazing land should fetch £50 per acre per week".

Needless to say, I am not taking this field, but I wondered what other people thought. I would add that I think he said there was running water, but the field had yet to be fenced!

I used to rent 6 acres, with 5 stables, office and hay barn for £320 A MONTH!!!

Maybe £100 - £150 for 10 acres, but I pay £60 a week for my two who get summer and winter paddocks, stable, indoor school, hay/bedding storage, tackroom and this is in very expensive Epping area.

Round here the going rate is around £50 - £60 a week.

Someone recently offered me 4 acres with 3 stables for £60 a week, bartered her down to £50 per week but ended up going elsewhere closer to home.

I was also offered 3 acres with two stables and light, water and power for £40 a week.

I would get back to him and quote him the above rates - what people are actually PAYING. The farmer friend is getting muddled up with what people pay for livery.

Just for information, as farmers with grazing livestock, cattle and sheep, we pay around £60 per acre PER YEAR, plus water, although they are only in the fields during the summer/autumn and we apply fertiliser, roll the fields, look after the fences and trim the hedges when necessary.

Most farmers think that "horse people" have loads of money and you can ask any price and they will pay it.

Or contact one of the local agricultural land agents and see what going rates are. I agree with organehorse's comment about it being per acre/year.

I shall watch these fields with interest to see whether anyone actually moves into them! I pay £20 per week for my stable and excellent grazing at a local farm. I rent the entire block of four new stables (ie, £80 per week) which includes a small barn and tack room, so when I think that this man is trying to get £150/£200 per week for just a field and shelter..............!!!!!!!!

However, this still hasn't solved the problem of where to put my foal since the field I currently rent for my mare and foal is waterlogged and bare - feeding twice per day plus have to chuck out a couple of bales a hay per day. This field, incidentally is £20 per week (it was a nice field in the summer!) and is just under two acres. Just want to get my mare back to my main yard and back into work!

I wonder if he got his quote from a dairy farmer who was thinking what a farmer would pay to graze a herd of cows on the land?

Sounds expensive, but what is it worth to you? I;d write a consise note saying what you will pay and leave the offer open (you can withdraw it if you find somewhere else). From my experience lots of farmers dont understand horses but they do understand cash! If you are going to have to invest in fencing, take that into account.

I think that is extortionate. There's a place near us with 11 acres and 3 stables for £15 per horse per week. No school or anything, but doesn't sound like that is what you want anyway.

The bloke's in cloud cuckoo land I reckon. You could have them in full livery somewhere for that - with fur lined walls thrown in I would have thought!

farmers usully pay less than horses for grazing going rte for agricutral land is £100 a acre PER YEAR

we pay £230 a month for 4 acres and 3 stables tack room an hay barn, £200 for three months for 5acres and water an £60 a month for 3 1/2 acres and water

I rent a 6 acre field and pay £100 per acre PER YEAR, which is slightly above the local agricultural rate (I really wanted the grazing). Perhaps you could go back to this farmer and ask if he means per year

Good idea, Thistle, they should know! The landowner isn't a farmer - think he's a bit of a townie by all accounts! He will pay for the fencing, he's not expecting me to dip into my own pockets for that.

I think I will get a friend to call him to enquire about renting the land, and see what he says when she quotes some of the above figures!
