Renting a room, stable and grazing. Ideas/opinions please.

Hi,

I have just found out today that I may have an opportunity to embark on a little adventure it would go as follows:

1 x 6 bedroom house
lots of barns/stables etc
15 acres of good grazing.

I expressed an interest in the grazing and stables only (for my 2) but have since found out that it may all be vacant, I have loosely suggested the idea of renting out a room along with grazing and stables as a package, I would be interested in doing the same and have said that while I would not make an undertaking to rent the whole lot I would be happy to collect the rent for the person who owns it and look into pricing for him.

If livery with stable is approx £100 pcm and room rent locally is about £75PW what would you suggest PCM for the lot. I was thinking £400. Would it interest many people out there? Would this seem like a fair price for the package? This is not advertising, I am not even sure if it will happen, it is in very early 'ideas' stage, but I think if it does, handled correctly it could be a fantastic set up.

Opinions and any suggestions please, I will be talking to the owner tomorrow about it in more detail, and want to go fully prepared and all business like :D:D:D
 
Surely you don't mean a 6 bedroom house with 15 acres, outbuildings and stables for £400???


Ha Ha, no, that would be the price for grazing and stable and room rent for a month :) sorry for the confusion. Room rent down here is about £300 pcm and diy livery £100pcm, so it seems to me to be a really good price of having it all in one spot.
 
It sounds good but what if the other person leaves are you responsible for the whole lot? Sounds good though :D


No, my deal would be that I rent my room (biggest ofcourse :D) and have 2 stables and grazing. I would be happy to collect rent, and advertise and manage yard but would not be responsible for paying for any empty rooms. Just mine. I may (depending on how it goes/if it happens) look at the offer of part/full livery if people are away.
 
If you rent one room and have another person to rent a second room, that means you have a 6 bedroomed house for 2 people at £150 p/w. Approx rent of £600 a month.
Have a look on Zoopla for est. rents for a 6 bedroomed property at that postcode,and you'll see the landlord could make 2/3 times that by letting the house as a whole.
If he was to agree to letting each of the 6 rooms individually at £75p/w to 6 tennants. The house would become a multi let and he would need to obtain permission to change its use and make changes to the property to fit the local councils' criteria.
