Renting a yard ... contracts (also in NL)

I am leaving a large, busy, livery yard and renting a small yard by myself directly from the owners!

I will only be having my horses there, and will not be running a livery yard from it. But ... they (quite rightly) want a contract drawn up.
They are not horsey, and I've never rented a yard before (only a stable on an existing livery yard), so I was wondering what sort of thing needs to be on the contract??

It's a nice setup, plenty of turnout, large rubber arena, 3 stables, hay barn, tack room etc. All there ready to use (well with a bit of TLC as it's been empty for 2-3years).

Any hints/tips/suggestions would be FAB.

who covers what repairs (roofs buildings boundary fencing etc)

termination of agreement terms

who is responsible for buildings insurance etc

grazing terms (i.e unrestricted or .... days a year)

a clause re utility payments

I can't think of any more at the moment that would only relate to a private yard but make sure you get everything that may come up in the future down in writing, everything is much easier that way!

any access issues - i.e access down ........ lane ( in case of any access issue with neighbours that share access)

and have a plan attached showing the land etc you are renting and any rights of ways for you or others.
