Renting out field and stables - what do I need to know

I own a two acre paddock with two stables, tack room and small hay barn. Someone has asked if I would be prepared to rent it to her for her two horses. She would be the only occupant as I keep my horses elsewhere. What do I need to bear in mind? Should I have a written agreement? What should it include? Will I need any kind of insurance? What about planning permission? Who should pay for removal of muck heap? Will the cost of the water bill be extra or should it be included in the rent? How much rent should I charge? What else do I need to know? HELP!!!!!!

i rent 6 stables & 2 acres & hard standing with tons of storage for £235 per month, i pay for electricity myself, farmer removes the muck heap & i maintain the yard, replace fencing etc. they pay insurance etc.
i would include anything like water ect in the amount you charge, decided if you want to remove you the muckheap etc & add that in, have a contract with exactly what they are responsible for.
 
What type of insurance will I need? The buildings arent currently insured as they are just wooden stables - will I need some type of insurance for them? What about liability insurance for myself - will I need that at all?
 
If the council get to know that you are renting the stables out they may want a slice of the pie as it would be viewed as a business rather than for private usage.
