Just looking to the future and interested in your opinions. For the last ten years we've let six boxes to DIY liveries, and almost all have been no trouble at all (perhaps we've been lucky!). Anyway children are now growing up, daughter off to uni, son given up riding so no need for me to be in the yard much and the DIYs do need a bit of tlc to keep them happy. Plus I currently have a rare empty box which is proving hard to fill as several big yards with the obvious attractions have opened up on our doorstep in the last 3 years.
I want to keep 7th box for daughter's eventer but I'm wondering if it would be less trouble to let the yard to one prof rider - def not to run a livery business though. Ideally an aspiring young event rider. I imagine we would get less income but I'm happy so long as it takes less of my time.
Does anyone have experience (good or bad) of either letting out a yard as a whole or renting a small one themselves. We've 18 acres of excellent paddocks, 20x40 fenced well drained manege, adequate hacking, tack room, American barn type stabling. It's a neat and tidy yard but not designer smart. We're in the SE close to M23/M25 and we do have business and PL insurance etc.
Would it be more difficult to let as a whole do you think and any less trouble? If you have rented a yard what sort of agreement did you have as I only have experience of DIY agreements.
