renting stable yard legalities!

Hi all,

Can anyone tell me if I rent a stable yard as a whole who is responsible for land management i.e. hedge cutting, harrowing, rolling weed control etc and replacement of faulty or damaged fencing, removal of muck heap etc, no rules given and No contract involved. Was initially told here is yard, use it as you wish I want ..... money, ride in field etc etc. Think I'm getting done over! I currently repair fencing, manage fields, harrow, rotate, poo pick and worm as any responsible owner would. Also remove muck although yet to be done. Aslo would you expect after asking and being agreed storage of transport
To then be expected to pay extra?

Sorry, but if you have no contract, I'm not sure you have a leg to stand on really. It doesn't sound like the landowner is particularly bothered but obviously you need to do those things for your horses' welfare. Are you paying them to do the extra work or a third party?
 
If the yard owner wants the work done, then yes they should contribute, but if they have just handed over the running of the land to you, then may be not. I think you would be well advised to get something in writing with them so that all parties know where they stand.
