Renting yards question

How important is an arena do you think? I'd really like to have one to use, but it's not the end of the world not to. My YO is advertising a really nice little yard to rent as a unit, with everything you need but no arena and people just aren't interested. The hacking is great round our way and for me, that outweighs no arena, but obviously a lot of people don't feel the same.
 
I used to have no arena and cope, but is there one within hacking distance someone might be able to rent as that has a massive amount of appeal! Have to say now im on a yard with rubbish hacking but an arena and I wouldnt swap back, I dont know how I would cope in winter without one now!
 
Depends what it important to you - if you need to be able to hack out then that is worth more than having an arena, especially if there is one nearby you can hire. But if you use an arena alot then it is an important consideration. Only you know what you really need and what you can do without, I would imagine that finding a yard to rent with an arena is going to cost a lot more per month than the cost of an occassional hire somewhere else, unless you can find people that want to hire yours regularly enough to offset the cost - but then theres the insurance.... a whole other subject!
Yards of any description though are hard to come by so dont pass the opportunity by unless its really not what you want.
 
I'm not looking to rent the yard, I'm quite content with my field, no arena and loads of hacking.
I was just surprised that there is so little interest in a well-maintained little yard in an area of Kent where horse ownership is high and good hacking is scarce. I gave up a beautiful yard once that had a full sized arena, but the roads I had to hack on were so dangerous and I didn't want to be confined to my arena and 5 acres - even if I did have them all to myself. Interesting to hear other views.
 
What do the evening crew think? I must admit, wandering down the leafy bridleway tonight I wouldn't swap it for an arena any time soon. Having said that, winter is coming... :-))
