When I rented my yard, I paid £300 per month for it. I had 5 stables, a large barn, small tack room and small office. I had about 6 acres of grazing and excellent hacking.
Well mum is advertising ours for £500 per month all water and electric all included as we dont need it. The person who takes it on will get 4 stables 12 x 14, a tack room, 30 x 20 arena, feed shed (and it actually is a shed!) 3 acres of post and rail fencing, with auto waterers in the fields. We have 5 acres in total but mum has two horses so we are keeping them in the other two acres which are seperate and have a field shelter. So tenant will have to be aware that ours are on site too. The is also covered lorry parking as we have a three sided bard which stores hay/bedding on one side and you can fit a lorry/two trailers in on the other. We are in the S.E
I;m in Hampshire. I pay £30 pw for mine including all bills, water and electric. I have 4 stables, 2 of which i use for hay and feed and rugs etc. 2.75 acres including a little bit of woodland. the best hacking you could ask for and a good school for hire not too far away.
I used to pay just £65 a week for 5 stables, tack room(but with a dodgy floor), water and electric, small school(but the surface wasnt brilliant and there was a huge tree in one corner(good for bending), there was a toilet on site but It was so disgusting I would prefer to use the stable, and about 1 1/2 acres of a grazing but with use of a 9 acre field in the summer(but shared with someone else). It wasnt really practical for horse keeping unless there were just one or two, its didnt seem very cleverly designed.
Wow thats really cheap! Maybe mum is asking too much! She thought because our arena was new and floodlit it was worth that, but having heard your price maybe shes after too much!
no i just got REALLY lucky. The owner knows nothing about horses except that he likes seeing them on his land. He bought the land 20 years ago because he wanted his own 'little piece of England' has no use for it and just likes to see the horses when he visits. I bit his arm off to say yes when he told me the price. I had hoped to get something similar for around £60-£90 pw in this area
Ahhh ok, I was trying to convince mum to do livery rather than renting the yard so that I could bring my mare home (as i livery her somewhere else because I get lonely at home/no one to hack out with) but she feels renting the whole yard out is far less stressful.
4 Fields (one small starvation paddock), feed room etc, 3 large stables......running water (also to each field) shed with light for rabbits and guineas to go in the winter!! - and lovely secluded area with fab hacking. No school but its hackable within 5 minutes to local yard's rubbertrack.
Just under £250 per month. But bear in mind costs of removing muck heap (ever growing!) and clearing/reseeding fields, mending fencing etc.
Its very odd where I live as one chap has two stables and field, for £60 a month, would be great if just the minis, rented it for a month or so when we first moved to the area.
Then...up the road literally, there is group of 5 stables, huge, god knows how much grazing, also with field shelter and the chance to sub let so you have sole charge but silly lady wanted £700!!!
I said with 5 stables it wasnt worth it, I culd keep horses on part livery for that!! She went on about all the "enquiries" she had had!!
I said let me know if you dont rent it!!! - as all those "enquiries" probably think its too expensive as well!!
Six months later, rode past at weekend and still empty!!! Some people are far too greedy!!
I love where I am thankfully, it was only that we had more horses at the time and could have used a tad more grazing.
i agree about people being greedy. we went to look at one 'yard' it was 4 stables, a covered area to keep our feed, no tack room, no menage, 3 acres that flood in the winter, no other facilities ie loo, school etc and they wanted £40 pw per stable on complete DIY! AND they wanted free help with the two ponies their grown up daughters had dumped on them!
Standard seems to be about £25 per box per week with an arena and some grazing. Anything else you get over and above that will put a bit on top but being greedy is counter productive. At least if you have a tenant the place gets managed to a certain extent.
