Would you be worried about your horse being stolen if you bought a small yard 2 mins from home rather than trying to find the impossible property with land?

I think it might be a suitable compromise but OH thinks D would get stolen.

Who is to say that you would hear anyone trying to nick him if he was attached to your house? If people really want to steal your horse they will take him where ever he is stabled. Decent security like CCTV so they are more likely to be caught helps.

We have our horses stabled on our own land about 2 mins away from our house. We have had them there nearly 20 years now and (touching wood) they have been ok. We have had several break-ins for tack, electrical equipment (well a generator) several times though. we do not keep any tack there anymore and now (finally) have electricity!)

We have 2 locked gates one at each end of the track to our field but they have still cut through both and left gates open to break in to our container storing the generator.

Our land is in between some farmers land and also overlooked by a largish livery yard / farm. The livery yard has big electric gates at the house end, CCTV, you name it they've got it. They've still been broken into. The neighbouring smallholding has also been done over a few times and they have used our tracvk as an 'escape route'. We also have a small privately owned livery yard across one field from us, the track to this is between too houses - they have STILL broken in to it. Sadly if they want it they will get it. So far though i have never heard of any horses being taken. i would ensure you horse is freezemarked, chipped etc as it is coloured (if is the one in your siggie) so more of a target but i think it is more specialist people who nick horses. Tack, electrical equipment, tools etc is generally more what thieves want.

Our yard is 2 miles up the road and next door to a kindly old gent who would call me if any problem. Neighbours the other side also keep an eye out. I vary my visits though to fit in around my shifts and have a nasty habit of turning up en route home from work at well after midnight. I also pounce on any car that pulls up in the gateway and grill them about what theyre up to/take the number but it's kind of my job to do that so not recommended for everyone.

First advice would be to get them freezemarked and postcode all rugs with huge letters, keep all decent tack at home.

Buying a yard because we couldn't afford the house to go with it was exactly what we did, at auction. If you want to ask anything else feel free to pm me. The situation we're in now is great, and blow me the house next door is up for sale so that's the next project!
