Room to rent with livery included

Is there a call for it?

My OH is being made redundant so we are considering renting out the two spare rooms to horsey people and it would be to include one horse too in the rent. What would people pay for this? It's a large 3 bed detached house with good grazing and stables but no arena.
 
It would depend on where in the country you were as to what you can charge, but yes there is a call for it, especially if there is any chance of separate access etc! I rented a flat I wouldn't normally, and kept horses somewhere which was only about 90% perfect for the chance to live on site!
 
Id say yes as im currently renting a room to save money (couldnt afford to rent a flat as partner made redundant so either rent a room or the horse went) but also paying for livery a mile away. Id jump at the chance to have it combined as well as having my horses so close. It would just be finding the right type of people :)
 
The only downside is whether it will still qualify for tax free income under the rent a room scheme (probably if you frame it right, charge is for rent, livery then charged nominally) and also what happens if the horse doesn't fit in but person does, or vice versa.
 
The rent a room allowance isn't that great, and you cannot put any expenses against it. If renting out two rooms it would probably be best to declare it, and put the extra expenses, wear and tear, etc. against income tax.

If they are in your home, they are still lodgers and not tenants.
