Rug proofing, anyone tried 'alternatives'

I'm asking because my neighbur has used water sealant, the kind used on brickwork to proof her rugs and found it loads cheaper than Fabsil, Nikwax and the like. I think her OH called the company and it was the same basic ingredients but as usual, they hike the price if it has a use for horses. Anyone else tried this and what did you use?
 
I have heard of people using tent reproofer, I haven't used it myself as I use Nikwax reproofer. With that I have found with the Nikwax is when made up to what they recommend for 1 rug it actually does me 3.
 
I've heard of people using brickwork proofer too, seems to work well from what I have heard. Only used Nikwax myself.
 
I've used something like Thompsons Weatherseal and it has seemed to work ok... I poured it into a spray bottle and sprayed the rugs all over, gnerous amount. But it has quite a strong smell, so needed to leave them out to air for a day or two...
