Scottish equestrian properties - how much?!?

Okay, no idea about property prices but how much do you reckon that a terraced farm cottage (four bedrooms, living room/dining room, decent kitchen, large bathroom, big garden) with a block of three stables, plus feed shed and just over 3 acres of land would go for? Also only 40 mins drive to Edinburgh so well within commuter belt. And access to 1,200 acres of great off-road hacking.

Def more for near Edinburgh. Due to water on two sides, plus the Pentlands, there is limited land around Edinburgh - don't I know!!. I'd say more like £450k even in this market. Depends on quality of the house, location etc though. For example, even with the land, I wouldn't buy it if it was sat right on the A68 or something.

Noodlejaffa, are you selling, or buying?
 
It depends if its in the Lothians or in the Borders. If the former, I would say about £495,000, if the latter about £395,000. Unfortunatley due to the rarity value of houses with land in Scotland, they tend to go for very high prices. I often think it wouldn't cost me any more to buy in the South East of England, at least there would be more to choose from.

Only very vaguely. We moved to our current place just over a year ago. It's lovely, but we had looked for about 2 years for somewhere with land, and just couldn't find anything we could afford. Our current place has only 1/3 acre with stables, but we rent grazing. This isn't proving perfect and if we can't manage to buy the adjoining land, I have to say I want to move again. OH is not so keen, keeps muttering about dull things like "stamp duty"
