Well, had a whole lot of bad luck since I bought my land 2 years ago. First it took over 12 months for planning. Then I had a stillborn foal, then the expense of putting stable block up and then I had to have one put down last week.

I have a 2 year old son that i feel I want more time with and this land (7 acres) is quite a lot to maintain on my own as hubby works away in the week and although is quite happy to do jobs at weekends,I feel guilty for him having to do it.

Basiclally we're going to view a house on friday with 3 stables outside, sand school and 4 acres. More than enough for what i need. If we like it,the land will go up for sale as will the house.

I'm even thinking about selling my land and stables anyway, popping the 2 little ponies on livery for a while whilst we look for something else.

I know its been a long hard winter, and a lot of ppl feel like giving up,thats not what i want to do,as the horses (well ponios) are easy, its the land, major building works and general hard work thats getting me down!!

I would find it very hard to juggle the horses I have now and young child. Can you put the horses on part/full livery now without selling up? In a couple of years (which will fly by - promise) your son will be starting school and you will have more time on your hands. Its been a rough year for you, miserable weather and its been a hard slog for most. If you love the place your at now - stay. If you are starting to hate it, move, have a fresh start and remember that nothing stays the same.

Hi,I should add that the land I own at the mo is a 5 minute drive down the road. This in itself is another issue and the reason why stables outside house seems a good idea.

Also the house and land we're going to see is finished, which of course my land isn't. Basically we have built bottom yard.3 12 x 12 boxes and a foaling box, tack room and feed room. We also have planning for another 2 stables which we haven't built yet.

We have run out of money basically. We can afford to move somewhere where it is finished......sounds inviting to me!

It sounds like you have made up your mind to move, and it does seem like it would be a lot more practical and would save you more time to be with your family. It has been a long hard winter but spring is starting to arrive, and this in itself will lift your spirits. good luck.
