Should be over the moon... so why do I feel so nervous???

Well after years of being on livery yards (25yrs!) today I have been asked by my dad's bf (farmer) If I would like to use his old stables for my three...
The three stables are wooden with a gate leading straight onto the turnout field (3 acres) and also a small paddock that can be used for rotation, there is storage for hay and somewhere to park my trailer..
Why am I so nervous??
These are the worries I have:-
1) My girls being pinched (they are two heavyweight colored mares) as the farm is seconds from a main road.. sorry crap at distances.
2) What sort of insurance would I need to ensure everything is covered?
3) what is the downside of being alone...
4) my daughter feeling lonely..
5) there will be one horse left alone when I ride out...
Ok, and lastly... the farmer has refused rent on the basis that my dad is a very good friend... I have explained I would rather he took rent and then I wouldnt feel indebted to him...
Do you think Im being a worry guts??
 
sounds quite a similar set up to my last yard although I did have one other person sharing with me (and I had to pay :p)

The peace & quiet is heaven, the fields not being trashed are great and knowing exactly who / what your horses are turned out is fab too!

The big downsides for me were, sometimes it was lonely as the other lady and I were only there at the same time a few occassions a week. Mine was the one that got left alone (retired) when the other two went on a hack and she hated it. And there was the worry about being ill / holiday cover too.

Other than that there were really only upsides though :)

2) What sort of insurance would I need to ensure everything is covered? Do you have BHS gold membership?
3) what is the downside of being alone... If something goes wrong - you have to deal with it. Make sure that you have a mobile with you.

5) there will be one horse left alone when I ride out... You may have to put some effort into training them to be left alone. Start with 5 mins and then slowly build up.

You'll have to talk to the Farmer again RE livery rent, but there's not much that you can do if he point blank refuses to take any money.
 
I know how it sounds... I have pinched myself to check I am not dreaming....
I think on the money front... If I put 110 a month into savings then gave him the 1200 once a year - I dont think he would refuse.
I have no idea insurance wise - my mares are insured Death, theft and liability but have never bothered with any other insurance... I shall ring NFU tomorrow!
I suppose I run the risk of them being stolen wherever they are... and yes I am think/ typing out loud!!
 
Have had a similar set up for about 9 months now. I have to say on the whole its great, we can make our own decsions about everything, no worries about upsetting other people or fitting in to other's timings.
Downsides - we do spend quite a lot of time maintaining the fields, which is essential. No one to ask those silly questions! I started our missing my friends at the yard, but see them regularly anyway, and have now made lots of new friends locally!
All in all its very very good, but totally understand your feelings as I felt this too.
Maybe try it and if it does not work, then change!
 
All good suggestions... I've looked at the BHS gold membership and I shall ring them tomorrow... My hubby has suggested I just give him a glimpse of my ample chest... I told him I didnt like getting my knees cold! (I hope OH was joking..)
