Small arena on a "Flood Plain" did anyone manage to get PP.

Our grazing is on a land considered to be flood plain,there has been stables and a road granted some time ago.

I am thinking about building a small arena, and wondered if anyone has had success on such land, the land doesn't flood and asking our neighbours it hasn't done in fifty plus years.

if you can get substantial evidence that it hasnt flooded in 50 years then you should be ok, they will pick up on it straight away and pick at it, if you scan through applications put in they will have about flood plains, im in north somerset and they put all applications on the net for people to view.
 
Our yard is fairly newly built on flood plain...we are in a low risk area and apparently only tend to have a problem at high tide on a full moon when the gates are closed farther down the river...or like last year when we had that snow and then rain straight after.

All of our stables & school floor levels are raised above the "normal" level when it has flooded...as yet I've not had a problem but I've only been there 6 months.
 
Thank you, I know when they put the road in they had to do " flood Compensation works", so fingers crossed we can do the same.
