Small houses with lots of land: Do they exist?

I'd love a house with land but as there is just me and my dogs and horse, I would only want a maximum 2 bedroom house/cottage, with 2 or 3 acres. However all the houses near me that have 2 or 3 acres have a minimum of 5 bedrooms and start at about £500,000, usually into the £1 million range! The ones with even more land are usually 8/10 bedroom monstrosities. (there is one for sale down the road that has 5 bedrooms, 17 acres, stables and menage for only £1.5 million!!!)
I only want a cheap tiddly cottage with a few acres, so do these actually exist anywhere in the country, and where? I'm beginning to think not...
 
whereabouts are you? when i was looking i had the opposite problem, all the houses with land were too small for us...

We bought ours ten years ago for £43k! With a huge yard, outbuildings and two crappy fields (one is boggy, the other is rocky and slopes at an angle).
Mum has done a lot of work outside, but the house itself is tiny.

There is one on at £90k down the road for a cottage with quite a bit of land. Again, in NI though

Anywhere/anysize house with just a few acres commands a premium price.
You would probably pay less for somewhere with 10 acres.
Alternatively, we are looking for 30-40 acres with a nice house (doesn't have to be big) close to the motorway and can't find anywhere.
 
Is Wales too far to relocate? You would have to search a bit harder nowadays, but there are properties out there. Wales is still a lot cheaper because of the location.

12 years ago we bought a big, 3 bed detached house in a village (25 minutes from Swansea) plus a 2 acre field with access and grazing rights onto the mountain for 50K, sold it 3 years ago for a quick cash sale at 170K (asking price included a 4 year old LR 110 as a bit of an incentive

Wales is a lot cheeper ?? Do you think so !! I live in south Wales and i can advise that house prices are very expensive as everybody seems to want to live their.

We have just sold quater acre plots (yes tiny ) with PP for between 80k and 120k.

I agree maybe a few years ago it was a lot cheeper to buy in wales but not now.
 
try south lincs, usually loads for sale cheap but b careful if you want hacking check out the Orndance survey maps for public bridleawys. its flat fenland.
 
Ours is a little victorian semi detached property with 1 1/2 acres (and we use next doors 4 acre paddock as well). The house is actually quite small but we had a budget and sacrificed house space for the land. It still has 4 beds though.

I often look at house sites like rightmove just to be nosy and have come across some small 2/3 bed houses which have equestrian facilities e.g. stables and land, for around 300K.

What about looking for the yard/ acreage that maybe has a mobile home on it? Not ideal but some of these static caravans are better than many houses - central heating, double glazing, all mod cons, baths etc and are lovely!
 
The problem you have is that loads of people are after that type of set up. Some will keep it as a small house with land but many will apply for planning permission, demolish the existing house & build a much bigger house & as a result maximise their investment.

I have one - two bedroom cottage and 15 acres of land. I bought them separately, though. I started with the cottage at the edge of the village and kept my ear to the ground for land for sale. Eventually a local field came on the market. I was exceptionally lucky - the field backs onto my garden.
 
Ours is supposedly 4 beds, but they're all small rooms - you can only get a double in one place in one bedroom, you can fit one in two of the others but would have to climb over the bed to get to the other side of the room and the smallest is just an office really although you can fit a single bed in. We have 3 acres with it.

I have no idea about house prices now, but it WAS cheap compared to over the bridge at the time. That's why we were in Wales in the first place, couldn't have afforded anywhere in England

Blimey, I could fit 8 plots on my lawn, that would pay the mortgage off and then some!

Oh you lucky thing we're looking in Devon and have been for about 2 years now. Everything with land is sooooooo expensive down south
