Get so fed up and disheartened about spending £300 plus a month on our horses so that someone else can watch them from their doorstep and take enjoyment from it. Life gets in the way and I have to make a choice when i'm at the yard whether or not to ride. Once i leave it's difficult to drop everything if the weather improves and go off to ride or what ever. So we are selling up and getting or own place (hopefully) The £300 livery will go towards the new Mortgage. Not saying life will be easier but they will be at home with me and if i have a spare hour i can go out the door to them or even hang over the gate with a coffee for 10 mins, it will be bliss. Good luck.. I'm off to view a place next week complete with American barn type stables :D and 5+ acres. I sent my sister to scout it out forvme last week and asked her to downplay my equine interest. Estate agent offered to sell barn for me if I wanted it gone :eek: No..! Exciting eh! :D
 
We'll look forward to the thread in a years time when you are posting up to say you have no time to ride because you are too busy looking after your land & stables lol

Having said that even if I don't always have time to ride, it was still the best thing I ever did moving from livery to own yard. It is so lovely waking up in the morning and looking out to see your horses playing or having a lie down or whatever it is they're up to!!!

The good definitely far outweighs the bad (although there have been times this winter where it was a close call!!)

Having them there when you have a spare hour is one of the best bits of having them at home! Honestly in the summer when they are dry/clean you can drag in chuck tack on, have a 40 min hack and chuck out in an hour.
When you have a full time job and kids planning in advance or 20 mins travel time plus 20 mins talking to people on a yard can really eat into your riding time.

We bought with no land because my husband fell in love with the house and there was just no arguing. :mad: 5 years later he has apologised profusely and we're aiming to get this albatross of a house on the market by August. Hopefully, horses in my own back yard by Christmas.
 
Nothing scary about having them at home. It's the best. I never tire of opening the blinds in the morning and seeing them grazing, or just popping out for a hack whenever it suits. I would HATE to go back to livery or having to travel to do them. You'll love it. Good luck finding a place!

We did this last year and have 6 acres and a 3 bed cottage. We have planning permission to extend the house and have already put a 20x40 arena in and the stables etc should be going up next month.
It is fantastic to be able to look out and see the horses and pop out to take rugs off when/if the sun comes out. I didn't ride as much the first year as the ground was so wet but it's made a huge difference having the arena in.
I'm always surprised when people say they don't ride as much because of the maintenance as after the initial set up it doesn't take much time at all.
I hope you find somewhere nice soon.
 
It's great to hear positive things,although i'm not blind to the drawbacks it can only be good for us. Where we are at the mo, on my friends farm is good but it's not our's and i can't spend all my time there, It's so frustrateing to get back home and the sun comes out/wind dies down or what ever, as all of you on livery will understand. So hubby says "lets do it while we can or regret it" Bring it on. eckkkkkkkkkkk!!!!!!!!!!!

I've had my horses at home for 13 years now. The main thing i would like to change is to have more land but we bought what we could afford. I would never go back to a livery yard. It is cheaper to pay for hay all year than pay for livery.
