its not long now until my livery yard will be opening.

i have been doing some thinking about my livery prices n services etc n have been looking in to what im going to offer.
obivously i have to make enough money to cover my rent , supplies etc etc. and the yard is all brand new, new stables , new 20x40 arena etc..all brand new.

here are the services im thinking of doing ...any feed back would be brill.

FULL LIVERY (MON-FRI)

Turnout/rug change/muckout/catch/1xlarge haylage net in evening(extra in winter)/standard hard feed & chaff split in2 breakfast & dinner/1xshavings per week/basic groom/feet picked & washed when needed/field skipped/hold for vet etc/late night check & skip out/free use of facilities.

(feeds & haylage nets still made up & given of a weekend)

£90 PER WEEK


FULL LIVERY (7 DAYS)

same as above everyday of the week also 2x exercise per week either lunge or hack

£102 PER WEEK


PART LIVERY (MON-FRI)

same as above but no mucking out or exercise

(feeds & haylage nets still made up & given on weekend)

£ 70 PER WEEK


GRASS LIVERY

all year turn out / full use of facilities / saddle rack / bridle peg

£20 PER WEEK


any thoughts would be great. i will be based in worcestershire.

you have to establish your costs re rent business rates electric water, your public and 3 c liability,field maintenance fertilizer and spray, fencing ( yes they do break it eat it etc repeatedly ) hay halage, bedding and hard feed and labour costs and maintenence in general, then work back to a per box price. exercising in whatever form is time. time = money. to hire a good menage is £10 per hour ish. holding for vets & farriers is time = money and they often run late!! i take it you did a comprehensive business plan? good luck its a difficult business, more a way of life. and you do need nice owners (hard to come by)
 
you will get a spring and autumn re shift on liveries and beware of the ones that move repeatedly cos never happy!! are you living on site? late night checks will be a pain if not. best of luck in your new venture. muck removal is also another large expense to account for. and draw up a livery contract for every client. accident book. vets farrier records. worming records. health and safety book, and notices. appointed first aider (qualified) i could be here all night. freelance instructors must hold their own proffessional indemnity which you need to see. any jumps must be of good quality. not tin cans or barrels ......................... etc
 
I'm on DIY livery in South Cheshire and i pay £25 a week which is for a stable, field and use of the outdoor school (60x40) there are 70 acres of off road hacking with optional jumps. You also get a saddle locker, free trailer/lorry parking and they have a brew room so you can have a coffee and a chat!!!
However it's £5 for an hour in the indoor school (inc lights), £3 for 20 mins on the horse walker and £5 for the use of the jumping field. They only let you buy hay, straw and haylege from them but it's delivered every monday to your stable and is very good quality.
You can use any bedding you want.
They provide a yard wormer so everyone is done at the same time and padocks are limited to 2/3 horses.
Downsides are they used to spray the fields once a year for weeds, docks and Rag but they haven't for the last 3 years and now we have to do our own...also they used to poo pick with a quad once a week but again they stopped so now we have to do our own.
They have 3 shows a year which is nice for the kids.
They also provide services like rug changes, turnout/bring in, feeding, standing with the vet etc and prices vary from 50p to £5!!!
They also provide Part livery which is £40 a week which includes turnout or bring in, muck out, getting feed and haynets ready Mon - Fri only.
Full Livery is £75 a week which includes day to day care of your horse and stable and ridden twice.
None of the above includes feed or bedding...even those on full livery!!!
You can have your own instructors.
Saturday mornings they make bacon sarnies for everyone which is a nice touch.
Anyway just remember that you can't please everyone all the time, you'll always have b1tchy people and clicks...and don't be offended if people leave.
I just want a safe place to keep my horse, it doesn't need to be posh or have the lastest gadget...just a well fenced field with water and a safe, draft free stable with electric.

mabey have box or 2 DIY alot prefer this as well so you may have people come on DIY and deside to go part/full sounds pritty good! dont know if i would want someone riding my horse though
 
I would ask for one months livery up front as a deposit which will be refunded if one months notice is given of intent to leave or if they do a moonlight flit you keep the deposit, also if their horse causes any damage the deposit will be withheld or damage will be deducted from deposit. Make sure you have a contract with all your liveries, detailing rules of the yard and also services that are included within the price being charged and what you charge for extras.
 
I am in Berks and average prices I have found here are -

£90 for 5 day part
£100 for 7 day part
£140+ for full
around £25 a week part

Definitely have some ground rules and ask for one months rent up front. ell worth having a contract with the liveries too just asking them to sign that they agree to the rules, one months notice etc.

Our yard has lots of rules but it makes it nicer for everyone, e.g. picking out feed before we leave the school so we don't spread the rubber surface everywhere as we walk out...person bringing in the 2nd from last horse must bring in the last one.

I am on DIY but the yard has a price list of extra which is really useful. e.g. turnout, bring in, rug change, feed etc :-)
