Stabling and Grazing. How much to pay?

Hi, I am looking for some stabling and grazing for my two horses and am wondering what the going rate is.

I have been offered two stables with two acres of land but feel that the weekly amount they are asking is a little too much. I could put my two at the livery yard for not much more.

We in Yorkshire, if that helps!

ETA: I'm not looking for stabling and grazing, just want to negotiate a better deal with the one I want to use!

If it is stables with lighting, electrics, water and some form of standing area, and you can secure it with locks and have a bit of storage space in the form of some kind of shed, then I'd pay the same as I would pay for livery. Hell, I'd pay more if it meant no more bitchy YOs! I currently pay £25 for a crap yard (weekly, per horse).

I really don't think there is a going rate for DIY! Does depend where you are, but I was paying £13 a week for a better yard than the £25 one until fairly recently. Most yards round here tend to charge around the £18 mark.

The suitability of the hacking might make me more willing to pay a bit more.

I would say £15-20 per week for the field (not per horse!!).

I am in yorkshire too, and would figure that to be about right. Then again, depends on facilties as mentioned above, and whether there is someone on site at all (for security). Also depends on what you are repsonsible for with regards to maintaining fencing, pasture, buildings etc.

Hi I'm in W Yorks and to give you an idea I have a small yard of 3 substantial 12x12 stables, feedroom and storeshed set within just under 4 acres of well fenced sloping grazing. There's an enclosed yard area and separate parking with direct access to offroad riding. I charge £230pcm for exclusive use with the tenant to carry out general maintenance. This comes in at less than £18pw per horse and I feel that's a fair price for someone/ a couple of friends wanting to be their own boss and not having a YO telling them when to turn out their horses.

What is the difference between what you are being offered and a livery yard? Then negotiate according to what you feel you are missing. As said above, you have none of the bitchiness of a yard and the freedom to do as you please! Only downside is that there isnt a school and you may have to do your own maintenance. What is the going rate for livery in your area?

Hmm, thanks for the replies, they have been very helpful! The land and stables are the same price as livery would be for the two, but will end up costing more because the livery includes hay/haylage and straw.

I really don't want to be tied to the rules of the livery yard though, ie, the horses have to come in in winter overnight - my boy hasn't been in a stable for 6 years. He's a big lad too, at 18hh which might limit which yards would take him (with regard to stabling).

I have been spoilt by a friend who has several acres and stabling, although no power unless she uses a generator, and only pays £10 a week for it. I could rent some grazing land off a farmer nearby for £10 a week, but that would be it, just grazing and my girl needs stabling at night, so that wouldn't be suitable.

The land and stables have light and someone onsite so security is good, plus the benefits of the freedom to do as I like, when I like, so I guess the price isn't too far off.
