starting a livery yard

Hi everyone,
I'm just looking for some advice if anybody has any ideas... I am thinking about starting a livery yard, full/part, would only have room for two or three horses, and am just doing some preliminary research...
The livery yard would be in Bury/ Bolton, and will be based on land already owned by my family. am trying to find out info on what insurance would be needed and possible demand in the area. Any other advice or information would be very much appreciated.

you would need public liability (and employers liability if you have anyone helping) and would have to pay business rates (unless you can wangle it under some farm diversification scheme). If you do have to pay biz rates they are based on facilities in place whether or not they are being used so if you only want a couple of liveries dont put in loads of extra boxes etc.

You need to look at the rulings on what services you have to charge VAT on (even if you arent VAT registered yourself).

Not sure on demand as not local but good luck with it!

You will need to get the waste removed (wrappers etc) as trade waste but that might already be done for the farm. Am assuming you can use the manure on farm, assuming can meet nitrate vulnerable zone regulations if they apply.
 
If that last post hasn't scared you enough and is quite correct ! - don't forget you need to think of Health & safety - correct signage and risk assesments. Anyone on your property you are responsible for their safety. Also think of rules and regulations that you require for your yard - everything from opening times to dogs / radios use of school and any facilities that you supply. Livery contracts - be very specfic on this and clear - payment terms, leaving terms etc . The BHS has some good info - livery yards are not regulated yet but it is something that is being brought to light - the BHS livery scheme might be worth looking at - consider fencing, field maintence, winter turnout............... the list is endless as a YO myself I could fill 6 pages and still need more space !!!! - just keep walking round your yard and try to visulise all aspects and then think again ! - A good accountant will save you money and keep book work in order for you !
