Hi all. I will be setting up own equestrian business this year. Please advise and support on rates I need to pay etc. hidden costs!!

Some have said rates with an indoor school are huge.

The last place I was at did not pay business rates but the were on a working farm so maybe the farmer paid.

I know about insurances and riding school licence just don't want to miss anything.
 
Rates wise as the other poster says.

Potential hidden costs (or sometimes less thought about ones, not trying to be patronising and these are just the first ones to come to my head):
Fencing (inc replacement)
Maintenance
Extra Hay/Haylage costs when horses are in, this was a massive drain last year in the long wet)
Livery non-payment
Fertilising
Water rates
Insurances
Muck Heap removal
Business waste rates
 
If this is for a livery yard, when you add up all your costs and divide it by number of boxes, make allowance for occupancy rate. Not all livery yards have 100% occupancy.
 
There may be some livery but not mainly. It will be equine facilitates learning, riding lessons polocrosse and other less know equestrian activities
