Surrey part livery yards - Reigate/Redhill

Hi, can anyone recommend a decent part livery yard in Reigate/Redhill/Earlswood/within 10 minute drive of these places?
Need decent part livery, with the option of full livery on occasion. Littleton is obviously an option but it's very 'busy' so looking for alternatives to consider.

Must haves:
Floodlit school with decent surface
Decent set of jumps
Good access to decent hacking
All year turnout
Horsebox parking
Good mix of fellow liveries - the more normal the better! Not necessarily a full competition yard, but preference to have other people who get out and about

Bonuses:
Individual turnout
Post and rail
External instructors allowed
Onsite cross country
Onsite hacking

And another request - any 'full' grass livery/retirement yards in the same area? My retired gelding (different horse to above yard requirement) is very happy where he is, but I would like him closer if the perfect place is available....somewhere that is able to feed and monitor every day and provide a relaxed environment with decent grass.
 
If you can face a quick journey down the M25 there is Fosterdown Farm just by Junction 6. Fantastic little yard with lovely people and a very sensible and experienced YO (plus if you stay for a cuppa the tea room is heated in the winter!)

I think the three yards inside LMEQ are all 1/2 day turnout.
 
I don't know many decent yards with all that. LMEQ yards if don't mind facilities being quite busy and limited turnout. There is one lit school in the winter and it gets very busy in evenings, often many riders, multiple lessons til late, and many other riders.

Lots of yards in this area (not LMEQ) are on clay, with poor turnout especially in winter. Or have poor hacking. Or management issues. Yards with good facilities, good standards of care, good hacking without going on busy roads, good lit school, all year, all day turnout in decent fields are limited IMO. Nearly all the likely yards have a catch.
 
LMEQ is Littleton. There are 3 yards on this, the main one which is Kate Tarrant's (owner) and Ruth has just moved over to the block of stables by the XC course. I was there with the previous YO. She did manage all year turn out, horse got used to hacking down by torchlight to the school. Never had a prob with the dressage arena in the winter as no one allowed to book it. Other facilities do get busy (part in the summer) so you must be organised and book your session in the jump arena. Gallops are nearly always available, XC you pay to use (reduced fee) SJ,DR, gallops, walker and lunge pen are included, though I never used the walker as it would have taken me just as long to walk down with my horse.

Yes, and in fairness, Charlie (before Emily) and Emily did offer all day turnout all year. But that yard is good 7 minutes hack in the dark to the school by head torch after work, and yard is quite windswept and exposed in winter.

I found, and this was a couple of years ago, whilst you can always get into the outdoor school (only one with lights) after work, there could be two lessons running back to back until 6-9pm, and another 4-5 fresh horses being ridden. Making it busy, and hard to school effectively.

And booking lessons (allowed in daylight hours) did need some forward planning, as facilities are often block booked.

Ruth and Kate at LMEQ only offered 1/2 day turnout.

I heard recently Fosterdown had been sold and was no longer operating as a livery yard?

Google seems to back this up, as brings up sales advert, and states that land does not have permission to run a livery yard in the advert. And their facebook page for the livery business hasnt been updated in a few years.

Wow, am shocked! I only moved off the yard a year or so ago.

Yes she is. She was a brilliant YO. I thought the hacking down would be horrendous but spooky horse coped. I never had a problem with the dressage arena in the winter in 2 years (literally only left a couple of weeks ago). Agree grazing is restricted but I wanted the all year turn out. Unless you are in a barn then any yard is going to feel cold in the winter! Any yard will have compromises, it's upto you to decide what your priorities are.
