For once, it isn't the Mumsnetter that is the issue...think fly grazing but more complicated as it is on private property and the horse "owner" sort of has permission from the previous land owner. But only sort of. It's a mess.
 
personally, if i was the person buying the house, i would have wanted the situation sorted before i exchanged. i certainly would not buy the house and not have some kind of contract in place with the horse 'owners'
 
I think the house owner has been more than patient. The old owner has no right, unless stated in the purchase agreement, to implement any kind of tenancy to the horse owner/carer. I'd be issuing their marching orders asap!

I would have done the same. no one here would buy a house with a squatter in it.
 
We had a similar situation when we moved here. It was my dream, with stables and land. A couple of days before completion the owners informed us that they had 2 horses belonging to a lady on livery, and because she was due to have a baby they could not ask her to move the horses...
I had already noted the filthy stables and quagmire fields, with bale string all over the place, and I was looking forward to transforming the place to my own.
We had to be brave, and risk losing the property, as we said we would not exchange until we were assured (the solicitor sorted this part) that the house would be freehold with no sitting tenants either horse or person.
The owners initially said they could not ask her to move with the baby immanent and with it being Xmas. I asked who they thought would look after the horses over Xmas while she had her baby as she apparently had no-one.
It was tough, and not the best start, but as we stuck to our guns the place was free. Left a bit off ill feeling locally, but our home is our home, and my dream yard would not have been so if shared with someone who obviously had different ways of keeping her horses then we do.
Again, the cheek of the people!!!!!
