those that have bought/are looking to buy land

I have a half idea that I might try to buy some land in the next few years so that I can actually get some decent turnout but am really struggling to work out how people find out what land is up for sale - are there any particular websites or specialist estate agents that are worth keeping an eye on? Ideas welcome I'd want a couple of acres on the London side of Essex somewhere not too remote

You could try a local Land Agent or alternatively find a piece of land you like the look off, find the owner and make them an offer they can't refuse. To give you an indication of prices for small parcels of land you would be paying somewhere in the region of £17,000 per acre +. If it is agricultural land you will need change of use from agricultural to equestiran (even if it is just for grazing). Also allow for drainage, fencing, seeding and the cost of a metred water supply.

We had a local agricultural paper, google i guess but its not great. The best way a found was finding some land knocking on doors and trying to locate the owner bit cheeky i know but if you dont ask you dont get

uk land directory is good, (I think thats the one anyway!) We were looking a while back, in the end we bought a house with land, found that from fenn wright, but if its just land you're after then that site lists most.

By scoring the internet / local papers etc. I phoned a local agent about a yard up for sale in our village (I don't know the owners and wanted to go through the proper channels) as I just wanted to query if the seller was willing to split some of the land, and register my interest for any smaller plots of land (5-6 acres) in the area. Agent was so rude (Fisher German if anyone knows them) and spoke to me like I was a twelve year old who was about to ask daddy if he could buy it for me for xmas and asked me - if I couldn't afford land in the area then why was I asking. I shot back that I could afford the yard thank you (!), I just didn't want THAT much land (because I don't have the time to maintain it ALL on my own, and I don't want to run a livery, and we only have two horses at the moment). He put the phone down without so much as taking my number . Funny thing was, we since thought of offering on the whole lot and selling the surplus, but I won't deal with that agent again so their loss. They could have had a quick and simple sale, but they've still not had any offers

Have since approached a landowner with a 'too good to refuse' offer, and hope to have a small piece of land soonish. Found landowner via word of mouth.
