to rent a yard??

a dilemma. im thinking of buying a property and to help pay the (horrendous) mortgage would have to rent out the flat, six boxes, and share the arena and grazing. has anyone any idea how much i could charge? it has been used by professionals in the past, and has very good offroad hacking nearby.
local estate agents and surveyors are rather ignorant about horsey stuff like this.
it is situated about fifteen minutes from carlisle, with great motorway access to travel north or south.

someone I know pays £65 a week for 5 indoor stables, a tack room, a few acres of grazing on the yard and can share 2 large fields down the road, and she shares a sand paddock, the price also includes water and electric.
