Tricky situation

Now it probably wouldn't be so difficult but the lady was really nice and I feel bad for letting them down so scenario:
Taking horse to uni for the summer, found a lovely little yard belonging to said lady, she showed me round and couldn't be more accommodating for my needs, agreed everything even to point of when I would be bringing horse. However as I drove home I became more and more uneasy about the isolation of the yard, and the fact that if there was a fire etc there were no houses for miles in any direction, and so basically I decided it was lovely but safety must come first. I don't know why but for some reason i just don't seem to be able to pick up the telephone- I feel like such a fraud and timewaster! What should I say to her?
 
Honestly hun you didnt go there to be a time waster so dont worry, your horsey comes first at the end of the day, so just give her a call and tell her your concerns, im sure she'll understand, its better than just not contacting her again, that would be classed as time wasting xxx
 
just be honest you have to tell her either way,

so just say that unfortunatly i have looked further into it and unfortunatly is not what i am looking,

Remember you are the customer and paying, this aint no charity, you aren't obliged in any way to give a reason, you dont need to be rude but do tell her cause if you dont that would be
