Wheelbarrow, where have you been looking?! I am about ten minutes from holbeach and we have quite a bit of off road hacking and lots of very pony friendly lanes! Not all are marked, but there are loads of horsey people in our village and they gave me a map with them all on when I started hacking out locally!!
 
I'm just outside Sutton st James!! There are loads of horses, and i've always found everybody really friendly!! Always happy to let you use school (not lucky enough to have my own!) and offer a bit of help when required, hack out with etc..

I'm not sure how much off road there is around whaplode but Sutton st James/Edmund and Gedney Hill(ironic-not even a hint of a hill!!) are really good for horses.
 
as someone that lived most of their life in Wales (Llandeilo, near Carmarthen) and now lives in the fens... i'd say go for a long holiday in each area.

i moved to cambridge after living in wales for years and years. when i had kids, i decided to move out of town to bring them up rurally... i had this very dilemma... should i move back to Wales, that i loved. or move out into the fens. i've chosen the Fens... but holiday in wales.

my decision was based on lots of factors - jobs easier to get here (esp for my husband), houses with land are cheaper here (try east anglian equestrian website) and as a teenager in Wales we were quite isolated. Which i pine for now... but i was worried my (rather moody) teenage son might not adapt well to such an isolated lifestyle. Also, i find it is more horsey here.

Saying that, every time we go back to Wales, we view properties... the Fen landscape is very flat and bland. And can be miserable and windy (compared to Wales being mountainous, beautiful but very wet).

How do you people in flatland get horses fit? Mine gets fit easily without me trying with all these mountains. Hillwork isn't an option, it's obligatory.

How about mid Wales? Very nice round Welshpool way, still pretty close to England for competing purposes. I am in Dolgellau, further west, absolutely fantastic hacking especially if you have transport and don't mind popping 15-20mins down the road. Fabulous beaches and amazing countryside. The downside is there is a bit of a lack of stuff competition wise although there is more around Aberystwyth area. Lots and lots of mountain biking places too.

Not sure what property prices are like if you're looking for somewhere with land, probably not too bad compared to South England! Smaller holiday let potential properties go for inflated prices but I would think places with land are less affected by this.

My only caveat is, don't get too ambitious with plans for a property in the National Park, the authority are absolute
f£$%&*s when it comes to letting you do stuff like building maneges!
 
ooh, i live in Pembrokeshire. Very beautiful and peaceful and more beaches than you could wish for and some that are like beaches abroad. Very friendly people everywhere you turn!!!! Lots and lots and lots of horsey people!

We moved to West Wales 6 years ago from the West Midlands, first to Carmarthenshire then to Pembrokeshire, and I truly believe that Im "home". Heres why:

Great for getting around, no traffic congestion, easy access to M4, heaven for horses tons of bridleways for miles and miles, great beach riding, loads of events going on Trec, SJ, hunter trials, local hunts fab. Fab for walking, cycling, my friends hubby dives around here, and gr8 for surfing. Friendly people, neighbours that actually know who you are!! do I need to go on??

Would I go back to West Mids? not in a million!!

I'm going to be different and say come to north wales thats where i live and have done for the last 16 years!
I'm right on the coast, the beach is a 15 min drive away (maximum Its about 45 min hack), i'm in the middle of nowhere without being isolated.
I have tons of off road hacking (and i do mean loads) and the on road hacking i have is very very quiet.
There are plenty of hills to get ponies fit on (well mountains in the snowdonia national park).
Easy access to the motorways! you go along the A55 (duel carriage way) and onto the M56 or M53 and from there the M6. Takes maximum about an hour and half to get to the M6.

Brilliant for diving as there are tons of diving centres, flooded quarrys, lots to see off the north wales coast. Lots for cyclists, walkers, pony on the beach.
Masses of equine events going on here. I swear in summer i could do 2 to 3 different events a week (fun rides, showing, jumping, dressage comps etc) if i had enough horses.

And to top it off some of the most amazing views whilst out riding.
Honestly how often can you get a view like this between your horses ears!

thankyou amymay. Must say waking up to views like that every day actualy makes you want to get out of bed in the morning. Added bonus is my ponies are also ooutside my bedroom window, absolutely perfect!
 
My family all live in Chatteris & are always trying to persuade me to move that way tempting me with properties they think would be suitable - but no way. I couldn't stand the flatness & lack of hedgerows. You can see everything from miles away - we turn off by the carrot packing plant that you can see 10 mins drive away! And everytime we go we pass loads of horses but never see anyone riding or any bridleways marked. If I was moving to East Anglia I would go to North Norfolk, much prettier. One tip if you do move to East Anglia - make sure you won't be near a sugar beet plant, they stink!
