Hi I am looking for a yard to purchase, it has to have between 5 and 18 boxes, would consider more. Good grazing and school, and needs to be within 20 mile radius of Welwyn Garden City. With or without accommodation. Not too much road hacking
 
There's one in Enfield thats been for sale for years - its called Kingswood and is next to the Fallow Buck in Clay Hill. Its for sale via Mehdi&Ward I believe - can't remember how many boxes but when it was a livery yard it was really beautiful - think it needs some TLC now.

ooh, I don't know of anywhere but will keep my ears open... are you thinking of doing DIY?

I need three boxes for my two PRE's and my two donkeys (they stable together) The rest I was thinking of offering them to one person to have for their horses, a professional person who is either a serious competitor or a horse producer. DIY would have to be very special people indeed ;)

Nooo - have had my eye on Kingswood for so long! (as a potential livery - not owner!). Best of luck anyway, there's definitely not many yards around here for sale (or even rent sadly).
 
http://www.mehdiandward.co.uk/ it's these guys selling it (might not be on their website anymore - its been for sale for a good 3 years now!). Last I heard they were asking way out of their league but as its been doing nothing and the owner is essentially broke then I'd imagine they can't be too fussy now!
 
thank you I have looked on there site and cannot find it, I did find Kingswood house, that is next door to the pub, they are asking in excess of 4 million for it OMG that is too much for a yard :)

Kingswood house is separate to the livery yard so don't worry! Yeah its not on the website anymore but I'm pretty sure their post is still outside the yard - i'll check next time I drive by.

I went up there to day to have a look, found the house next to the pub....very handy, but could not see the livery yard, saw two riding schools. I also saw a sign for the agents but that was next to work shops!! could that have been it?
 
Its the gate literally next to the pub on the right hand side of it (you have to go through their carpark). I occasionally climb on a nearby bin (because i'm classy like that) to see it anyone has miraculously turned it into a nice yard yet (pub owners don't mind!) and last time I checked (which in fairness was over a year ago) I could see the indoor school (faces away from the wall so you'd just see the barn bit), the outdoor school is to the left as you look over and then all the stables were all still there. I'm not sure which workshops you're talking about - pretty sure the only thing near is the pub, the church on the corner and then Gillians riding school is a little further down the road (you can see their fields opposite the pub) - incidentally if you go down flash lane (opposite the pub carpark) that takes you straight to whitewebbs woods for all your hacking needs.

I probably should have mentioned that its very well concealed - it should theoretically be standing there in all its former glory, albeit behind a big brick wall and massive gate with no signs! I'm very tempted to drive down to investigate as a way out of revision, will try and go past tomorrow on the way to my field :)
 
we are about 20 miles away from you and there is a yard for sale with accomodation and 22 acress near us but it is 2 million pounds so it depends how rich you are!

I saw the gate next to the pub! hmm should have investigated further, I will look on google maps and phone the estate agents tomorrow

I moved from Herts a year ago (tomorrow actually!) after looking for a yard with or without a house, its all very expensive and tbh you may not get a very decent yard for £250,000 our house down there is worth more, which is nothing special.. I know everythings probably a bit cheaper, but unless you're really lucky you could be looking for a while..
Hope you find somewhere nice though, if I could of stayed there I would, but equally found a nice house/yard now, just far away!

as you can see it needs a little love - grass has grown over the concrete etc but the basics are all there.

I found it too, once I was told about the gate being to the right of the pub....does look a little run down .....ok it looks derelict but thats ok...

I am sure I will find something, all I need is three boxes anyway, if I sold my house I could afford anything but I like my house too much to move so hence my search

I am still looking and I should say that somewhere that is in need of TLC will also be considered. I am getting a little desperate now as I have three horses in three different places and two donkeys in another.

I look at Kingswood but it is a little too far from home, apart from not being able to find the agents who have it on their portfolio
 
sorry to bump this but I am getting really desperate now, my boy who is away from home is not happy at all and is getting himself in a real tizz, he is an hours drive from home in good traffic, so only get to see him once a week as I have the others to do and all my dogs so physically cannot do it, last week when I was up there he called and called as I left, I cried all the way home :(

thank you so much for looking for me........all too expensive, I only have £250k to spend and that is on a yard that needs no work on it, the one in Aylesbury is fab but too far :(

Meant to say that my field owner (FO) used to have a yard in potters bar with *I think* 4 stables (definitely more than two anyway) and a barn for storage plus grazing - no menage though. He 'got rid of it' a few months ago as he's only got three little welshies in his other field that i keep mine in and was paying £250 a month to keep goats there. BUT he mentioned the other day that its available again. I have no idea who owns it now (will try and ask him next time I see FO but he can be quite hard to get hold of) but he said its near the train station somewhere if you felt like taking a gamble and trying to find it! If not there's a nice lady in Northaw that had her yard for rent on preloved a while back - try searching for potters bar yard for rent and it should come up (on preloved anyway). Its a lovely little place with four stables on a little stable yard and an additional two near the fields, lovely grazing but no access to her menage. Not sure how much she'd want for the yard as a whole but i think she'd be quite reasonable, though it may be too far from you?

Don't suppose you found out what the new owners are planning to do with it? Hoping they won't tear it all down and build flats or something!

interested in the yard you mentioned first, but the one in Northhaw would not be suitable as I need a school, as I train almost every day, also I need grazing on the property as one of my boys is very stallion like when the mood takes him so walking him off property to grazing would be interesting!!
 
nice but for the money not enough land/stables......god I am sooooo fussy....no not really

I think you will struggle within the budget to get the number of boxes with the manege and more than the 5 acres the last link had, if Im being really honest.....as anything that had all of those things would be a substantial commercial livery concern. eg 11 acres in Herts (wheathampstead) with no stables or manege was 360k...)

will keep looking tho....:-) I'll have a burger in a bap...:-D
