wanting more info before buying (property related)

now seen a few properties in wales for aquine use, i am just wondering why a lot in wales? is there any reason for this? like not enough work ie work wise people having to go else where out of wales , England may be? alot in the sence 15 - 20 were as max 25 in England counties, i,m looking in runnig a livery/stables but don,t want to stick money in only to find all declining for what ever reason so at mo being skeptical, so can any body explain what is going on with the property market? why are people selling fairly cheap? so what is the catch ? if any. any answers much apreciated nick

It comes down to market forces, Wales, especially the more remote areas, will have a more limited supply of potential clients for a livery yard than the home counties where there are more people and land/ house prices are correspondingly much higher so more horses will be kept at livery. Because you will be paying less to purchase you can charge less for livery but some expenses will be similar to more expensive areas, they will be a bit lower but nowhere near as low in percentage terms as the property will be to buy.
You would need to do your research very carefully to find out what your target market will be, where there is a need for more livery facilities, you may have to buy near a city to attract the numbers and from what I have seen property near Cardiff or Swansea is still relatively expensive compared with property in mid wales where you may struggle to find enough clients to get a business off the ground.

Where in Wales are you looking? It's a pretty big place with a lot of variety so it's a bit difficult to give you an answer until we know where in Wales you're looking.

I think part of it is because a lot of the areas are so remote that it can be hard to sustain.
However, I live near Ebbw Vale and there are quite a few sucessful livery yards within an hour - hour an half max in all directions from me.
It's a nice area I think to set up shop, so to speak because of all the terrain.

There are a few around me, border between Swansea and Carmarthenshire, they all seem to do very well but there is excellent hacking here. Property prices are relatively low in this area too I think due to the lack of work to be honest. Saying that there always seem to be people looking for livery places.
