I rent at a very basic place you get what you pay for. But its small, fairly friendly a lot of the time I'm the only one there, no one interferes and you just get on with it. The only problems I've got is lack of storage so I can't keep anything of value there and lack of lighting in winter. Even so its much better than some of the yards I've been on.
 
None of the things you list bother me about my yards - in a perfect world I would love post and rail fencing instead of electric rope, espcially in the gateways - but i can't get excited about it and am happy in every other respect
 
We have a lovely yard and lovely yard owner, Cappy has a huge, purpose built stable and both him and Fany have mats, the hay and haylage is fantastic. We have a lovely indoor arena and great hacking with little busy roads. But the best thing about our yard is the owner, every horse is cared for as if it were her own. We only have one issue and that is limited winter turnout, but we knew that when we moved there.

Overall we are staying put, it is rare to find a yard as friendly or as helpful.
 
My Yard doesn't have a School (yet, there is planning in) and the hacking isn't great, however neither really affect me as Henry is so wonky. Even if they did I wouldn't care - we have a huge flat jumping paddock to use and eventually there will be a school and XC course here.
YO is lovely (one of my friends from Uni) offers help without interfering, plans for everyone's horses and knows her stuff.
Other liveries are friendly and helpful. All the horses are relaxed and happy.
We have tons (in fact probably too much!) grazing all year round, YO is completely flexible about how you manage your horse. The pricing is competative and we get good quality hay and straw included (and lots of it!).
Aside from all that, I live on site and wouldn't move if you paid me

only 2 qnd i was aware of these issues before i moved onto the yard and tbh the horse couldn't careless if they have to stay in because she stands by the gate most of the day anyway.
 
My yard has rubbish grazing, poor land management and the haylage is pants - however my horses are happy and it's the nicest yard I've been on. YO is fab and we get on well, school is huge and I'm the only livery

we have no school (i keep my horses on a farm) there is only one other guy there with his 2 horses who i really really dont get on with and avoid him at all costs. poppy doesnt have a proper stable its a bull pen, all be it huge for a pony her size i would still rather have a proper stable for her in beside abby.

grazing is fab here can put horses in any field we want pretty much do whatever we want, ride wherever on the farm.

i would love to have my horses on a yard with all the facilities but i wouldnt get the great grazing, plus i only have poppy and abby together in a field i dont want tht mans 2 horses anywhere near mine now

i wouldnt get that option on a yard here. plus i like the peace and quiet

I have in the last few months moved back to my old yard, and am so happy, i really could not pick anything off your list.
the only thing i could possibly ask for is a water trough in the field, thats the only tough thing is getting water out to my field.
My YO is lovely, and its a lovely yard and so well run, i only left for silly reasons really, another livery was making me feel really uncomfortable, but i do not feel affected by this same person, and to be honest it was related to another livery who is no longer there so things are fine.
Its a massive yard but if you do not fancy seeing people you can just go up there at different times, i just go up whenever really.
Oh and an indoor arena would be great, but we barely get on the school, but it would be handy perhaps if i fancied an evening ride under cover

The last yard i came from had all kinds of problems and i may well have ended up ticking lots of those options!!
 
I don't have a school and I'm not allowed to ride on the YO's land. This makes riding on an evening during the week very difficult. I also struggle to have my voice heared by the YO because I am (in his eyes) a whiney teenager which means my problems (such as when sheep were put in my field without warning scaring my horse so much she galloped for 8 hours and pulled her tendon out) are often ignored or brushed off as rubbish. Unfortunately there is nowhere else within striking distance to keep my horse as I have to be able to get there under my own steam and I don't drive!
 
There were 4 - no school for the forseeable future due to an amateur attempt to fix it - numpty yard owner - a fair few parelli types so welfare issues - and the cost £25 a week for grass livery only but as it's the only yard in the area where my claustraphobic horse can live out 24/7 I'll stay until I can find a field of my own to rent!
 
I'm happy where I am, Ive moved to uni and my YO is basically looking after my horse for no extra charge, (part to full) everyone is very understanding and helps each other out

Our grazing is often too good for my inflates-to-a-large-brown-balloon-just-by-looking-at-a-single-blade-of-grass-sideways pony! There's also a few peeps whose riding is very unsympathetic to their horses. Other than that, I'm pretty happy there!
 
i do like my yard and everyone is friendly, although i'm moving my mare to a yard with better facilties for her to aid her recovery and thats all - the hacking is fantastic although not really had chance to go out and about since being there!;(
 
Love my yard - downside though is NO grass hardly, lots of turnout but nothing on it, horses permenantly scratching round for munchies, also has crap fencing which I hate as my mares are alwyas pulling their manes out on wire grrrrrrr
 
God - I really struggled to find any faults which just goes to show how much I LOVE my current yard!

I wish the person I shared a field with would poo pick more (seems to have really died off to near non existent since I got a second horse and she's just got one!) and I'd love to have a locked, alarmed tack room as we don't at present and I have to keep my tack stored in my car while I'm there and then taken home at night. A tackroom would really help with letting others ride my horse as the tack could be left for them rather than have to give it night before. Sometimes I don't then see them for a day or two and can't ride him.
On the whole though really wouldn't move as it has taken me ages to feel this comfy at a yard and also have the facilities (without people abusing them) to ride my horse when I want.
 
I chose three; my yard is a long way from home (12 miles) and the grazing is quite poor, and turnout is sometimes restricted in the winter. Although the poor grazing isn't something I'm bothered about, as my mare's been on dairy pasture all summer and I jumped at the chance to get some weight off her.

Looking at the list again, I realise for my old yard I'd have ticked nearly all those boxes!

The only downside to my yard is the distance, its twelve and a half miles away, but I plan on moving closer when I sort myself out

I love it there, I would be heartbroken if i had to leave it is the most friendly, fabulous yard I have ever been on and I simply adore being there. My horses are safe, happy and have everything they need.

I have been on 4 livery yards. The one I am on currently is the smallest, but where my boy is the happiest. It doesnt have the various fancy facilities but T is settled, happy and everyone is commenting on how he has developed.

I think he prefers the YO to me (even though I feed him lol)
 
None really. Jazz horse is well looked after (Full livery), but I would love there to be more transport available, but this is only as last yard did transport for liveries to shows etc. Only tiny tiny tiny disadvantage really.
Fantastic other liveries, hacking, school, turn out etc.
